Today we want to discuss the concept of buying power as a buyer.

Beverly what exactly does that mean?

Well buying power, you know, it really simply just refers to how much house that you, as a buyer, can afford

So what does that mean to a buyer, a seller and how do we use that power in negotiations?

So first you want to understand how much house you can afford and also how much house you want to afford and that could be different

That's true. The bank may tell you you can afford a

$500,000 house

but you may look at it and only be comfortable with a

$425,000 price range so

How do you know what the buying power is?

Well, the way to find out is by going over your numbers with a lending professional. That's how you learn

how much buying power you have when you go to buy a house.

So, yes

We want you, as our buyers, to be educated and to be in a stronger more powerful buying position

even before we go looking at homes, and really even before you look online

When you know, and we know what you want to afford we can close focus and find the home that you're looking for.

Well

When a seller receives an offer and it does not include the documentation

to confirm the buying power it puts it in a very weak light, especially if there are multiple offers.

So you need to demonstrate your buying power!

For when you submit your offer be sure to submit proof of your buying power

So the seller knows where you stand financially and it gives you leverage over other offers

Additionally make sure that you're working with a qualified real estate professional who can guide you and help you accurately

determine your buying power and we'll use that to negotiate the terms and

Conditions, on your behalf, so that you can get the home you want

What is the City Doing to Address Homelessness? - Duration: 3:49.

Hi, I'm Colin Deforest, I'm the

Homeless Response Coordinator with the City of Olympia

I wanted to talk to you a little bit about the homeless crisis

and some of the things the City is doing to address it

Over the last few months we have all seen

a dramatic increase in visible street homelessness in our Downtown core

In August we had around 30 tents on three City-owned parking lots

In those three same City-owned parking lots

that number had spiked to around 314 by the end of November

As you can imagine this has created a very serious

public health and safety crisis in our Downtown

The challenges that we are facing in Olympia are not unique to Olympia

These are challenges that cities across the region and the country are dealing with

The commonality is no one has the magic answer

There is no one solution,

there is no one face to homelessness

But we are taking action - we do have a plan

Here in the City of Olympia we are trying to implement strategies the we strongly believe

will remedy some of our homeless related issues that we have in our downtown core

Some of the things that we're doing are happening very quickly

This is because we are trying to respond to a very serious public health concern

We are having to think outside the box and be very fluid with our strategies

At times it seems they're changing week to week

as our situation in our downtown changes week to week.

Some of the other things we're doing are going to take more time

They're going to be more long-term

and the City of Olympia simply is not going to be able to do it by ourselves

We are going to need the help of our regional partners

including the county, other cities, and our social service providers

We're doing a lot of different things and we know sometimes it might be hard

to see how these are all connected, but they are

They are part of a larger continuum

The goal of the continuum is really to identify individuals

and their specific needs,

and plug them in to the services that match those needs

A lot of what we're doing is we're trying to create opportunities

and really give individuals who have not had success in a long time

some small wins, and really get that taste of success

and really try to give them the motivation to take positive steps in the right direction

We understand that success will look very different

and be individualized to every person outside

For some that may be the mitigation site,

For others it may be a connection to our tiny-house village

to get them back on their feet,

hopefully find employment,

and in the long term connect them to permanent housing

Everything we are doing is to balance the needs of the

different groups in this community

From our businesses, to our citizens, to our individuals experiencing homelessness

It is important to remember as the City is dealing with this crisis

we are committed to treating everyone with dignity and compassion

We know the situation downtown can be overwhelming

and extremely concerning

We ask for your patience and understanding

as we identify and implement these strategies

There is no magic fix to this challenge

and there will be missteps

We know there will be things that don't work

Our goal is to be flexible and learn from these things

and through this process

create a safer more welcoming Olympia for all

Nose bones through the brain is BS! - Duration: 0:50.

Hey ladies and gentlemen boys and girls moms dads how are you. James here from

Colorado Maga with another martial arts myth that I've got to get rid of. This

one bucks a crap out of me. You CANNOT smash somebody's nose hard enough to shove the

nose bones into the brain, it simply won't happen it's physically impossible.

The nose is mostly cartilage, on the top of the nose there's a couple of small

little nasal bones, behind that's a nasal cavity, behind that the ethmoid bone, and

the bones are just physically too short to reach the brain, and there's a barrier!

It can't happen, you want to shove bones into somebody's brain? Take a hard object

with blunt force trauma and smash the skull. That's how you shove bones into

the brain. You can't do it with an upward thrust to the nose, it's bullshit. So

those of you that are spreading that lie... martial artists around the internet... stop
