I am Marco Meesters. I work as a reliability engineer
in the Jacobs Douwe Egberts coffee factory in Joure, in the north of the Netherlands.
We produce coffee – that's our core business.
In our factory, we produce instant coffee.
Instant coffee can be created in several ways, but we freeze dry it,
and that means we need to cool liquid coffee.
ENGIE is our partner.
They are completely responsible for the maintenance of our cooling equipment.
I'm Aart Beekhuis,
and I'm project engineer at ENGIE Refrigeration in Emmeloord.
ENGIE is a company specialized in cooling equipment for industry and climate installations.
We have about 7 offices in the Netherlands and about 300 employees specialized in cooling.
Alfa Laval supplies ENGIE refrigeration with heat exchangers for cooling equipment.
We have ammonia and CO₂ refrigerant in this installation, which has a very positive effect on the environment.
The heat exchangers have now been installed for about 10-12 years,
and that's the time that Alfa Laval recommends for reconditioning the plates of the heat exchangers.
The previous ten years showed us that this cooling equipment can be reliable.
The biggest demand of this project was to perform the job within two weeks.
We had the lucky combination with other engineering activities because we were changing the factory,
and during this period, we had perfect combination to perform reconditioning of these heat exchangers as well.
The overall condition from the plates were very good, no damage, no dirt on the plates.
We had a very good cooperation with Alfa Laval.
We had project engineers on site and they have been working together with ENGIE refrigeration engineers.
Performance up to now has been good, and they are on track and producing coffee again.
So it's very good.
The end of this story is that we have chosen technical partners to maintain our cooling equipment,
to assure that our coffee environment, our coffee production is reliable.
Everything went perfectly!

Hi everyone, In today's video, I am going to talk about
5 useful tips for a Getting a Loan for purchasing Real Estate in Poland from our experience.
Many investors choose to tap into the equity in their own primary home to help finance
the purchase of their investment of properties.
Banks and other lending institutions have many different products that allow you to
tap into the equity you've funded.
For example, an investor may purchase a property, but instead of going through the normal hassle
of trying to finance the property itself, he can instead take a loan on his own home
to pay for the property.
In order to obtain a home equity loan or line of credit, you must first have equity in your
home.
But what if you don't have a real estate property in Poland?
Banks will typically only lend up to a certain percentage of your home's value in total.
This percentage differs between lenders, but it is not uncommon to find a lending institution
that will offer to lend up to 90% of the value of your home.
So how do you get your loan?
The first tip is: Make a sizable down payment Banks do not finance property even with mortgage
on a property for 100% of the property price.
The second tip is: Be a 'strong borrower' You or your company should have a good loan
history, and there is nothing good about not having any loan history at all, because the
bank doesn't have any record of how you are paying your debt.
The third tip is: apply for a loan to several banks at a time If you are rejected in one
bank you still can get a loan in another one, and what is very important is that records
of rejection is not shown in the external bank system called BIC right away, so other
banks will not know about the rejection.
It is a common practice to do so.
Also you can use some loan agent that work with many banks and they will do this for
you, also you pay them nothing because they get paid but the banks they are working with.
The fourth tip is: you should have a stable income in Poland
Which means you should be employed or do business for a certain period of time.
THe final fifth tip is applicable to foreigners only and it is that you should have a resident
status, which means you should have a residence permit in Poland.
And the longer you have your residence permit, the better it is.

Global trade tensions: a risk for the EU economy - Duration: 2:07.
Our recent Economic Outlook shows that European growth will continue
to be above trend rate. We foresee 2.2 percent GDP growth for this year (2018) and
2 percent for next year (2019). This is a slight downward revision compared to
our last Outlook, which is not a surprise because we already have seen
growth peaking over the summer. The reasons for this slight downward revisions are:
on the one hand, growing global trade tensions - trade conflicts - which lead to
reduction in the global growth rate; and this also leads to a reduction in
European exports. This is one of the concerns our members are raising with us.
The other reason being that our members have more and more problems
to find skilled workers, especially digitally skilled workers and in connection to digitalisation.
The good news on the other hand is that there's more and more evidence that
the digital transformation and new technologies like robotics
or artificial intelligence rather lead to a growing labour demand
and not to a diminishing one over all. But all these under the condition
that we will be more successful in the transformation in the future
and that we will be more successful in upskilling and reskilling
workers and employees. So overall a picture which is still positive,
but a growing necessity to do the reforms we need in order to bring our ship back on track
and also maybe to raise our overall long-term trend rate.

Hi guys! Welcome to this TOEFL exam tip video! I'm Julia your online teacher.
In this video I'm going to be talking about question type 1
As you may already know: in the speaking section, there are six task types or six question types.
I would like you to know more about each of these questions so as to be able to fulfill the demands of each of those tasks by being fully aware of what is expected from you and preparing for each of those question types
so question number one is about personal preference
it's what we call an independent task
it won't be based on a prior reading or a prior listening
it's just a question that is asked to you by a computer and a question that you answer directly
you will have 15 seconds to prepare and you will have 45 seconds to answer the question
now don't forget that the day of the exam all this speaking is done via computer
so you will have headsets on with a microphone and you will have to get used to being recorded
so once we've looked at the different vocabulary lists different pieces of advice that I want to share with you
I would highly recommend you recording your own voice and preparing your answers in that way
so in every speaking lesson, every speaking preparation lesson, and every speaking mock that you will come across during this preparation course
take those questions, come up with your own answer, record yourself, and then look at the questions that I would give you now to auto assess, self assess, self evaluate your answers
so here you'll be asked a question on your personal preference, on a choice.
They will give you a topic then they will ask you if you like or dislike something
So they will say for example:
What type of events do you like to attend?
What do you like to in your free time?
What places have you enjoyed visiting?
and so on..
What I'm trying to say here is that you can already anticipate the type of vocabulary that you can memorise:
likes and dislikes
giving your opinion
linking words
everyday vocabulary (about routine topics)
leisure and travel
On the day of the exam your answers are recorded.
They are then sent to the official ETS online scoring network and their experts will grade your speaking answers based on three main criteria.
Number one: delivery.
The way you speak: is it natural?
How is your pronunciation?
Do you sound like a robot?
Is it too rehearsed?
Or are you speaking more naturally?
How is your intonation?
These are all the questions that you can ask yourself when you record your own voice and listen to your answers.
How do I sound? Am I hesitating a lot?
Are there lots of pauses and fillers?
Number two: you will be graded on language use, in other words the grammar and vocabulary you have used effectively to express your ideas.
So the questions you may ask yourself are:
Have I used lots of words related to the topic?
Did I use the correct keywords?
How was my grammar? Did I make many mistakes?
Number three: topic development.
You will be graded on the way you present and organise your ideas.
Questions you may ask yourself include:
Was I coherent?
Were my ideas consistent?
Did I use my time effectively?
Did I answer the question?
Alright guys now I will leave you to practise!
Don't hesitate to just pick some random questions on likes and dislikes and practise answering them.
You can prepare in writing maybe 30 / 40 seconds, then record yourself and gradually reduce that preparation time to 15 seconds (just like in the exam).
You want to challenge yourself and prepare in the exact conditions of the test!
