Today we're talking about the listing agent.
So what is the listing agent?
The listing agent is an agent who takes your house --
that's my cell phone blowing up. Hope it's a new listing, right?
The listing agent is the agent who takes your house,
puts it on the market,
and that's called a listing on the Multiple Listing Service. Hence the MLS
So a couple things you want to go over with people that are interviewing candidates for that
potential listing that you're going to put on the market is:
1. How big is this person's network?
See throughout the process of selling your house,
there's gonna be multiple things that need to happen,
multiple professionals that need to be brought in --
might need photographers, might need videographers,
might need floor plan designs, might need staging, might need contractors to look at some repairs...
You might need an attorney -- you're going to need an attorney, actually.
For sure you should definitely get an attorney, unless you are one yourself!
Does this agent know all these people?
And can they pull together the right team that you obviously approve of and like,
to make sure this transaction goes as smoothly as possible.
2. Second thing you want to go over is --
What is this agent's marketing plan for your property?
It doesn't matter this is their first home or their 1,000th home, right?
The houses sell themselves!
Ding! Ding! Ding! Big secret. I know.
What needs to happen is I need to get people to see the property, right.
The agent that you have needs people to be aware that this property is for sale.
How are they going to do that besides just putting it on the Multiple Listing Service?
Are they going to use use social media?
Are they going to use traditional media? Take out an ad in the paper?
Are they going to shout it out from rooftops?
You need to know what their plan is.
Next thing we wanted to find out is what --
well not really find out, you need to communicate to your listing agent how you want to be communicated with.
See, you're good agent's gonna lay out the road map:
We're gonna be here, then this is gonna happen, and that's gonna happen.
Then of course there can be unforeseen things in here,
but then this is next, that's next, and then this is next.
Do you want to be kept up-to-date after every showing?
After every person comes to look?
Or do you want to know -- tell me when we got an offer, don't bother me until then?
And by the way you got 60 days.
