USING THE NEW IPAD 2018 FOR COLLEGE // organization and notes - Duration: 5:17.
Hello everyone!
Today's video is all about how I am currently using the new 2018 nine point seven inches
iPad with the apple pencil.
I am using my iPad for three main reasons – to create notes with the Apple Pencil
for classes that require less heavy note taking; to do almost all of my readings for class
using goodnotes and to have access to apps like Procreate both for my own creative projects
as well as for helping me with Youtube overlays.
Regarding organization and apps, I've mainly divided all of my apps in four categories,
productivity, creativity, social and a folder for all other apps.
I prefer to keep all of my apps in their separa te folders so I can access easily and by function
instead of having to swipe left and right looking for something specific.
In the productivity folder I have apps like Word, Goodnotes, Excel, Youtube Studio, iMovie,
Google Sheets, Adobe and Pocket.
In the Creativity folder I have Procreate, Photos, Youtube, VideoScribe, Spotify, Goodreads
and videos.
IN the social there's the typical apps like messages, wzpad for whatsapp, clips, contacts,
podcasts and pinterest.
In the last folder I have my settings, tips, app store, clock, find iphone, calculator
pro, camera and banking apps.
One of the things that I have been finding the most useful is how I changed the process
behind my readings for college.
Reading on an iPad sitting in my couch is so much more comfortable than being at my
desk and it actually makes me look forward to that task.
Also, the ability to pinch to zoom in and out and use the apple pencil to highlight
makes the process easy and so intuitive.
I stopped printing my materials so I now save tons of money on paper and toner so that paperless
experience I was going for at the beginning of the year is much easier to achieve.
Also, the ability to use different highlighter colours, take my notes on the margins and
then export it all to my mac via iCloud makes the experience of organizing and studying
notes much easier.
In fact, I have been using my ipad much more as a kind of personal assistant on the go
as sometimes it's not that useful to take my laptop around, as it is a fifteen inch
and quite heavy.
One of the things that I love is how all of my progress color coordination is now synched
between the two devices so I know exactly what I am working on in my laptop
Regarding note taking, I have been loving the simplicity of Goodnotes as an overall
great note taking app for someone who is mainly using the apple pencil and not a keyboard
to take notes.
You can create individual notebooks for subjects or topics, customize the cover and do the
exact same things you would do on paper.
The apple pencil support allows for very precise writing and after the first couple of hours
using the pencil you won't even notice the difference between this and writing or drawing
on normal paper as the pressure and angle sensitivity make for a very similar experience.
The ability to export, zoom in and out, organize and re-organize notes with a tap on the screen
and erase and rewrite everything makes this a much more approachable system for people
who, like me, dislike the permanent feeling of writing on a notebook.
Of course that the fact that you are able to synch your icloud account between your
devices makes the experience even better.
I am now more prone to do lots of planning on my Icalendar while using the ipad as well
as getting into more in-depth to-do lists and meal prepping preparation.
Evernote has been a great ally in making sure that all of my recipes, snippets and on-the
go to-do lists are accessible on my ipad, mac and android phone.
Unfortunately I had to pay for the plus version of Evernote to be able to synchronize everything
between three devices but taking into account how much I use this thing, it has been making
my life a lot simpler.
Finally, I also need to refer the split view function which is so useful when referring
to certain documents when taking notes.
It makes all the difference when doing something productive on the ipad and doesn't break
your workflow as much as switching back and forth between apps.
The smaller screen of the nine point seven inch sometimes makes it harder to work in
split view or have enough space to write as extensively as you want so if you want an
ipad and have the budget, that could be a reason to upgrade to the bigger ipad Pro.
Other than that, I think that this is a great complementary device or even a good studying
solo device if you get a Bluetooth keyboard.
The non-laminated screen really doesn't bother me, the battery life is great and the
screen is responsive so for three hundred dollars and a half plus the apple pen I think
it's worth the money you spend.
Next week I will publish a detailed video on the abilities of the apple pencil and the
goodnotes app so make sure to subscribe and click the bell button if you want to watch
that.
I hope you enjoyed today's video and I will see you next week.
Bye!

ServiceSource AWARE Art Show for Autism Services - Duration: 2:01.
We are here at ServiceSource, our
headquarters in Oakton, Virginia and we are at the
AWARE Art Exhibition and Barbecue with is showcasing
artwork by some amazing individuals on the autism
spectrum and this is in celebration of Autism
Awareness Month. ServiceSource is a
non-profit organization that serves over 25,000
individuals with disabilities nationwide.
Through our autism services we are helping individuals
who are on the spectrum who are looking for either
volunteer work, internships or employment out in the
community. So they are working one-on-one with an
employment specialist who is helping them to reach
those goals and build their skills. It is just the best
to see people working together to make a more
inclusive community for all of us with no limits on who
gets included. We have a lot of talented artists
under our Autism Services and I think that art for
them is a good outlet. Sometimes I think it could
be a way to communicate what they are feeling in a
different way if sometimes communicating verbally may
be challenging for them. I think it might also be a
stress management tool for them. Just really another
way for them to showcase their talents and their
strengths... I respected you but now you are gone,
all I do is sing this song, in your honor, I bet you
are listening as loud as I can speak, to everyone here
in this room, church let me preach, about a young one,
a soldier who is gone too soon...ServiceSource is
really the bridge between people with disabilities
and the community. We are very focused on getting our
guys and girls out into the community and integrated.
We participate in tons of events throughout Fairfax
County and through our services helping them with
employment and really providing them with the
opportunity to work and contribute to their
community and just be fulfilling members of
society.

Clash Royale - CLAN WARS IS HERE IN NEW UPDATE - BEST DECK FOR PREP DAY!? - Duration: 4:07.
Clan Wars in Clash Royale is finally out and in this video I'm gonna show you how I did
on preparation day and how I did with my one clan war battle and where my clan currently
is.
I'm really curious to hear your opinion on clan wars in Clash Royale.
There is a little poll right up here that you can click and vote whether you like it.
I'm very curious to hear your opinion.
Also please put in the comments of the video whatever your first impression about clan
wars is.
Let's go right into the video.
I decided to go with a golem deck because of my pretty high card levels.
I wanted to show you my three battles here in clan wars.
Ahhh the replays are no longer available.
Unfortunately I'm not able to show you those battles anymore because the replay's not available.
I was going first against this guy here.
I won 3:1 and that was a pretty tough match but as soon as I noticed that he's got mortar
I kind of had the advantage with my golem.
I played very aggressive and I got a three crown win here.
The funny thing about that match is, it's really funny.
I was totally unaware that you only have three matches for day one.
So I was really relaxed when playing this and three crowned.
When I played the second match here I was actually really aware that you only have 3
matches and I was a little bit more nervous and it was actually Golem vs Golem and I won
against the Golem deck.
A 1:0 win which is good enough.
Both of these matches double elixir.
And in the last match I played a 2v2 with double elixir.
And those are the decks we played there.
Those are all the cards we got here for battle day and so I decided to go with this deck
here.
My clan war battle.
We both play very careful at the start.
Trying not to rush.
So actually my strategy here was doing a counter push and do not push early but defend instead.
That was my strategy.
I also planned to play Hog-Rider with Valkyrie and kind of have the Valkyrie defend the Hog
from every kind of splash units because I was not sure what kind of cards that he selected.
And he plays very strong with a Pekka.
I was a little bit worried when I saw that Pekka over there because I don't really have
a good counter for the Pekka.
I only played that bomber and played the poison on the Pekka.
And the Valkyrie.
At least I have the baby dragon that is not affected by the Pekka.
And I decide to distract him with the Knight.
And that works actually really well.
I'm playing a Valkyrie right now.
Pulling the Pekka and killing the Bomber.
And this is my time here to play the Hog Rider behind the Valkyrie as planned.
Playing the Hog Rider.
Valkyrie goes down but the Wizard went down earlier.
So my hog is at the tower.
And he kind of desperately here doesn't play anymore.
I don't know maybe it was a disconnect or he worried at this very moment.
So I took that first tower.
There is no defense action anymore.
at this point here.
And so I decide to push other lane.
Starting careful again with a Bomber in the left lane.
Kind of pretending to push left.
And as you can see in the replay here he's not playing anymore.
He selected the Valkyrie.
He's not playing it.
He's just leaking Elixir.
I start a push in the right lane with my Ghost and the Baby Dragon and the Battle Ram.
And so at this moment here I kind of realize that he is not playing anymore.
He already gave up.
So this very first clan war very successful for me.
All my battles won which is a good thing.
And let me know guys what you think about Clan Wars.
Do you like it or not?
Put it in the comments.
I'm very curious to hear your opinion on Clan Wars and your experiences so far.
Good luck in your Clan Wars and see you in the next video.

Being and Doing Everything for God (04.22.18 PART 2) - Duration: 21:00.
It catches us when we first disobeyed yeah because the next thing after one
disobedience is another one sin leading to another's and I just want to give you
guys a background on how the palace will thank you says here is above 10 10 acres
so where the palace it's the people that are the houses are the properties of
surrounding David's Palace are people from his administration most like people
that he trusted people that work for you it's a 10 acre scope it's not too big
but this needs a not too small so for him to even say go find out who this
woman is he already had a pretty good idea some
commentaries that said here that this could be somebody's wife and what was
she who was then white in the world was she taking a bath but hey she's thinking
about how would she know that David will have an interest while she's taking a
bath right but if the Dominical law what she was doing it wasn't it it was what
she did - because he was after her menstrual cycle and the Leviticus in the
videos you will see there that they are totally to wash the babe
that also tells us that she was not pregnant by Andy
which way or form by her husband if you already know the story she gets pregnant
by David so we all know that it really is David it's not a TFC palace area
where there's another guy that really was involved it was really
David really need that back but she approachable and then if you see here
the woman was very beautiful that's what temptations are that's what
Satan is Satan is a beautiful woman is a handsome guy Sagan is something
that's good see that is something that will say follow your heart follow your
heart they didn't but she but know that they weren't supposed to do with it
that's why guard your eyes is my next point on what
I saw Theresa David salt from the room he saw and the heavy they're not feed
where God wants us to need to sing so if you see in your programs there's some
blanks there so because they send again from what I heard is in here you learn
from hearing you hear from touching you hear from doing as you're writing
hopefully as you're hearing me with the 20% then you can retain hopefully in
would be what you made for the weekly guard your eyes Jesus said your eye is
like a lamp that provides light for your body when your eyes is healthy your
whole body is filled with light but when your eye is unhealthy their whole body
still and into the light you think you have exactly darkness darkness is the
worst thing upon the person who is lost tourism is the fact that they don't know
that they're lost some people have you a bit musty for and you keep going and
going you don't even know you're lost and then before you know you lost two
hours that was me before GPS I would never admit to and a little bit I lost
show go why don't you just stop gas station asking where we're going
that means we're lost
keep going and going in before you where where where we're not supposed to be
because of pride this is my pride and most of the time people in this world
because of their pride they won't admit it they are Lamas they won't admit that
they need Jesus in their lives they won't even admit because of their
project there is a guy Amit is one guy last Saturday I hadn't meet him he's an
old friend of mine and to my surprise he's claiming to be an 80s I don't know
if he's just doing that on purpose because he knows I'm a pastor now and he
just wants to hurt me but he said he's an 80s to my surprise utility is because
days before that he had a stroke he had a mild stroke so I'm so surprised that
he's some and I he got he said well something out there didn't want me to
die yet but I can't really say it was God but you know what I went to church
because I want to think that something out there and you know I know this guy
for the past I know this guy who was so scared of getting into a fight with
somebody that's smaller than him but then he was so arrogant in 90 the god of
the universe don't you find it so arrogant over you
to see and after the fact that somebody I you said saved you you now turn a
mistake or something but I'm not really gonna say it's got and I said why are
you saying that have you looked into the scientific background of these things
and he goes no not really so why are you denying that there's a
God and this is an answer that can bring so swallow he said because everything
that I have is because of me was it basically didn't want to share if it
wouldn't share through anyone whatever he has credit it won't give anybody else
right in what what does the Bible say God opposes the
proud but gives grace to them you know I'm gonna be praying and he said you
know if God will show me himself if the English people appeared in front of me
right now I will believe it I said and I told it because it was already surpassed
because if you look around if you look around you dirty there's no lack of
evidence of God God is God is everywhere as you can see if you look up in the sky
as Paul said right in romans a person just look up in the sky and they will
know that their things about if you will just open your eyes if your eyes aren't
there right things you will see that there is a god but at the end of the day
is really your heart that does the problem many scientists many scientists
have tried to argue some have become believers some remain dangerous because
it's not the lack of evidence it's what's in their hearts but going back on
that part what you see most at a time for
believers were supposed to be reading the word how can we continue to walk
that straight and narrow within the lord if our knowledge of God isn't enough it
is God the Holy Spirit that same as it's going to be power Sabatino obeying it it
is in but without us speeding ourselves without us feeding our bodies with the
light from the Word of God it's gonna be harder if your whole time in your 24
hours you spend 16 hours watching Netflix movies and you they private it
and you post it on their Facebook and you're safe
James Bond marathon all right you know they get people go that's what you feed
yourself that's what happens and then darkness comes in and then you don't
even know your laughs no you're not need to be guarding our eyes as we guard our
eyes our minds are filled with whatever we're watching whatever we're reading
whatever you're listening to young people as though older people here are
safe it's the young people it's the young people young people how to watch
what you're listening to you have to watch what you're watching if it is not
aligned with God's Word if it's all about the world the world is telling you
to be against time in very many subtle ways it could be a message a subtle
message in your games or those songs that you distant mature people it's the
same with us the hardest things but the hardest things to learn into things that
we think you've already done and in fact the time that we think were walking this
drinking era with the Lord because we're confident with our flesh gets laughs so
we have to be watchful but what we see mommy
David was complacent we agree complacency can meet to sin and since it
is dead then David sent messengers to get her get but Sheba and she came to
him and he slept with her now she was pretty refiners herself from her money
on cleanliness my wife and I called my wife for a meeting this morning and I
wanted to find out what this meant with you know with women like okay what does
this mean
so apparently apparently a woman is more fertile
there's two to three days or two to five days
after the metro cycle that they are more prone to getting pregnant but as we look
at the look at the here here it is this is from parenting calm your fertility in
general a woman's fertile window fertile window is the day of ovulation usually
called the sixteen days to be four-dimensional period begins and the
five days preceding for the average woman that occurs summer between 10 days
and 17 so I want to mention that because again I mentioned it earlier and I want
to mention again that this is this happen it was really David was the
father of my child and you will see here that there's no
argument what we're still arguing for but Sheba because it you will see it in
the Bible that there were rapes unfortunately or things that work that
happened to men force themselves to women that you will read the ugliness of
it is recorded so if that were the case here that would have been written here
but but Sheba also gave in she also gave in to this this the sin so there was an
abuse of power from David here there was because sin just lazy when you're
following your heart everything gets blinded you couldn't
care less alright you could care less if you are
going against God number one now if you can go against God who is Araya the
Hittite if you can go against God and God tells you do not go with unbelievers
who is your parents for the young people why would you fear it after that
alright if you're a believer and you say God is is your God and his he is your
Lord and you know that the Bible says do not commit adultery but you're going to
you would so who cares you're following your heart you could carry this who the
spouse if that person is that you're gonna have an affair you could care less
what people will have to say correct because once you disobey God everything
just goes out the window and then here he says hey then she went back the woman
conceived and said the word to David I am pregnant but she go basically said
the balls in your court
she's even enough to David now and what they're gonna do because the biblical
law says they have to die it will be stoned to them the sin of adultery in
the Old Testament they have tonight that's the payment and we all know if
you don't know the story David basically made sure well he tried the hog Araya
steep in his way so that he can come race it but the right was a man of
integrity and you wouldn't want to do anything but to stay in the Lord they
were in for David Morgan so David came up with another plan murder
I'm up for murder one sin of adultery went to the murder if we are not going
to be where God wants us to do we are not where God wants us to be we are more
likely if we haven't yet will be sinning and then when sin occurs then it occurs
for the believer who knows the doctrine of grace you're saying very saying there
was God for grace eyes I'm with you I stayed ain't been Nina amen to that
praise God for grace because jesus paid it all right for those of us love
surrender our live stream for those of us
accepted him as our Lord for those of us who have agreed to what Jesus and son of
the cross became to the worst is praise God for grace because most of us we have
seen like David or we have continued we are taking in the sinning to with the
movies that we're watching movies that you're watching that contains those
graphic things because jesus said if you look at a woman lustfully you have yes
if the bar higher you know you don't necessarily have to do the act well you
just have to take it few book said that jesus prays that but at the same time
but the same time if you have accepted Jesus as your Lord and yet you are
disobedient to his will and yet you are spending in your lives a gifts is women
not for his will spending your lives and ruining ruining the blessing that his
plan for you this is obedience equals consequences
david suffered for these things even if the baby died correct and in one of his
sons committed landed who did no another price they kicked them out and again
that one guy there that wasn't involved there was one of david's counselor was
the uncle of but Sheila it's a jack 4:15 if you want to turn there cuz I
in verse the worst one in Chapter 15 in the course of time axles were riding
himself of the chariot and horses with food meant to run ahead of him now how
people felt is his name
it's a people phone when the business counselor was one that conspired with
Absalom so because they do know that it was David David violated pushing buttons
for them and David killed Uriah David ruined but she was reputation they were
my they were upset about it wasn't good for David so that's that first thing I
want something we need to know that the desire of David when he looked at what
she but was there then he started when he saw it because it wasn't guarding his
eyes desire happiness all right and when James 13250 says but tempted no one
should say God is tempting me for God cannot be tempted nor does he attempt
nor does he have anyone but each person is tempted when they are dragged away by
their own evil desire and in Tights then after desire has conceived it gives
birth to sin and sin when it is full-grown it's perfect then that is
what happened to David that's what happens to us so what do we do we have
to change our desires change our desires to this next verse Psalm 37:4 they like
yourself also in the Lord and He will give you the desires
everybody goes and the size of my heart so oh yeah I'm gonna get everything that
my heart is desiring for but what we're missing there is we have to delight
ourselves in the Lord well compete in well with the Loom to be pleased for
those everything about us must be above the Lord and when we're focused and in
love with God even give us the desires he won't give us the desire the designs
of a heart will change the terms of my heart would no longer be above the
worthy things that we use it is the one in the lip port and the die for our
desires won't change basing it on what God wants for
you

Where To Find Inspiration for Your Photos - Duration: 3:20.
This is like one of my favorite things to talk about,
Meghan, you asked about
inspiration.
Where does Mike Lloyd go for inspiration?
I rarely ever look at photography for inspiration.
Um, I was at, uh a circus show
and they had this aerialist up on her lyra--
it's like the metal hoops that they hang down, and she was like
doing her thing off on that.
They had a spotlight on her, and it looked really cool but,
over off to the side of this other black curtain, was like a round, circle of light with her
silhouette in the middle of it, doing all this stuff.
I'm like, "Oh my god, that's amazing!
I totally have to do that!"
And so, everyone's like over here watching the show
and I'm trying to like take pictures of the curtain, on the side,
where this really cool silhouette is, of of this acrobatic, up in her her hoop.
And so that is a thing that I've taken with me
uh,
to photograph people later.
You know, if they have, just this, gorgeous, athletic shape,
because they are a professional acrobat or
or circus performer.
Uh,
they are happy to show off their hard work
and that the body that they built for themselves.
So, you can do silhouette shots like that and just
blow people's minds.
Some other things that I've taken from live performances, for like stage lights,
they're really hard lights and they're nasty on the face,
but they get the ones down really low that like light up all the fog,
like holes cut in the front and it shoots, it's like, a sea urchin shape pattern, of
uh, of light out through the fog.
So those are cool things you can do as well, shooting through things.
So, I see light
all over the place, and I see shape and I see,
just, flow and story telling.
Um, my stylist and I picked out a couple of models a few years ago,
and we shot the four seasons.
So,
how do we do a shoot that feels like winter, but isn't just, like
snow,
and a building a snowman with a sled, Right?
How do we shoot summer without a barbecue
or actually being on the beach.
So, we sat down, and we hatch out all four of these shoots over like two months,
and we did four shoots with the same two models,
and things that felt like that season, but weren't
like obviously that season.
So, if you saw them, you might not know, but if I'm like,
"Does that feel like summer?" you're like,
"Hell yeah, that feels like summer."
So, that is another place, like literally
anywhere.
Um, You can get it from the design of the food
on your plate, you might see some cool new geometry that
you want to go recreate in something, old paintings.
Or I'll hear music, and
there's a story in the song,
that's a place that I get a lot of my inspiration, it's like, how can I create a photo,
that represents that
song?
That's that's one of my favorite places.

Enrichment for Plush-Crested Jays - Duration: 1:41.
So, today we gave some sheep's wool to our plush-crested jays.
They've never seen it before, so it was pretty fun to watch their reactions to it.
My name is Lori, and I am the keeper of the Avian Conservation Center.
What we do is we keep a good amount of critically endangered birds here for the purpose of breeding
so hopefully we can save some species.
A lot of times when you give something novel, birds can be a little wary, so that's why
they come over and they peck at it and they throw it around, to be sure it's not going to hurt them.
And it didn't!
Luckily, they weren't scared, so I feel like it was a pretty positive interaction.
They could find worms hiding in it.
Jays are exceptionally smart, so I like to give them some sort of enrichment every single
day, at least once a day.
And I'm hoping in the future when they build a nest they can line their nest with it, because
birds like to start with sticks, but then the actual lining of the nest needs to be
nice and soft, so they'll use wool, feathers, spiderweb, all kinds of natural things that
they could find in the wild, we like to try and give them here, so that they can have
a nice, natural nest.
So now that they know what wool is, what it feels like, it's in their heads.
So once they do their nest, and we can give them more wool, as they shear more sheep,
and hopefully in the future we'll have some beautifully sheep wool-lined nests.

How to Care for Your Liver
If you want to know how to keep your liver healthy, follow these simple steps and recommendations that well see after after the jump.

Everybody should know how to care for their liver, since its one of the most important organs in the body.
The liver is what detoxifies your body, as it acts like a filter; all of the substances that your intestine absorbs first pass through the liver in order to enter the bloodstream and clean out all the toxins.
If the liver doesnt function how its supposed to, it can compromise your entire system, and cause you to suffer from bad breath, headaches, tiredness, bad digestion, stress, and a weak immune system.
The liver is a vital organ, and for this reason you should take care of it and pay attention to all the signs that could indicate any type of disorder that can cause harm to it.
Here were going to look at some ways to maintain your livers health.
Stick to a healthy diet.
You must eat enough servings of fruits and vegetables every day.
Here are some of the fruits that can clean your liver:.
Kiwis. Grapes.
Cherries. Some of the vegetables are:.
Artichokes. Asparagus. Radishes.
You should avoid fried foods, frozen foods, or too much protein or carbohydrates.
On the same token, you should avoid drinking too much alcohol, because it can cause cirrhosis or liver cancer.
Choose to drink pure water in place of soda, since water purifies the body.
Eat foods with antioxidants.
Foods that have antioxidants help protect your cells from harmful free radicals, which are the substances that attack healthy cells and cause serious illnesses, including cancer.
You should make sure to consume enough antioxidants in order to protect the health of your liver.
Among the foods that can give you antioxidants are blueberries, mulberries, apples, strawberries, nuts, hazelnuts, artichokes and beans.
Be careful with over-the-counter medication.
There are a lot of medications that can cause harm to the liver, among which are those that contain acetaminophen.
Thus, you should avoid taking too many pills of these kinds of medicine so that you dont hurt your liver.
Protect your liver from physical damage.
You should always be very careful if you practice any sort of extreme sport, since if you receive an injury in the area where the liver is located, it can by very dangerous and even cause permanent damage to your liver.
Natural remedies for your liver.
The best way to treat and care for your liver is with natural medicine.
If you drink tea, the best tea for caring for your liver, as well as the rest of your body, is green tea.
The final recommendation, although by no means the least important, is to do some sort of exercise.
Doing any sort of physical exercise is very beneficial for the health of your whole body, but especially for the liver.
If you really want a healthy liver you should follow these tips and advice.
We think that none of them should be too difficult to do.

Education Rangers: Parks for everyone - Duration: 1:00.
The thing I enjoy most about working with kids is probably how excited they can get just about the littlest thing and it just
renews my excitement about being outside.
I enjoy teaching students about their local desert national park because a lot of the students
we teach are from the desert, but don't know much about their local landscape.
I think it's incredibly important to have a large presence in the local community
and one of the best ways to do that is to express to the
kids in the local community that the park is not just belonging to the people who visit it
But it also belongs to the folks that live in the area.
My hope for the future of the National Park Service
is that we make places where people feel like they belong because the parks belong to all of us
and we all should feel comfortable there.

5 Tips for Picking a Real Estate Market - Duration: 6:09.
So you need more information on how to go out and pick the right market for
your real estate from long distance well in this video I'm gonna share five more
tips on how you can do that coming up
hey there it's Billy with KeePon Cashflow helping you to grow your money
and your mindset so that you can get to the lifestyle that you really want to
lead faster now in this channel we're gonna be sharing weekly tips and
strategy videos just like this so if it's your first time here why don't you
go ahead and subscribe to the channel and you're gonna want to make sure that
you check out the links and the comments in the section below because week after
week the comments get better and better and the community continues to grow but
as for today I want to revisit one of the topics that we talked about before
because based on your comments and your feedback you really needed a bit another
level below so we talked about before the ways to go out and pick a market and
basically looked at things like demographics economics and policy in the
political environment but you really wanted to understand more and so because
I've been answering that question I thought well you know why don't we just
drill down a little bit more and give you some real specifics now these are
some of the things that I actually use and with my company when we go out to
look for a market of course you're gonna look at a number of different markets
but I specifically want to share five things with you that have made a very
big difference in how successful we have been at creating the right types of
markets right and this is also making an assumption that number one you're very
clear on the type of of real estate investor you are meaning are you someone
who's looking for big piles of cash or you someone who's looking for more cash
flow but either way these five tips are gonna help you to get closer to your
goals and get closer to your goals faster the first thing that I want to
talk to you about is really something that maybe you probably don't think
about all the time but that's location and why do I say location specifically
think about that you're gonna be using this as a rental property or a
multi-family rental property but being able to be in a place where you
typically would like to also visit it's something that could be very important
to you for instance if you don't really like the cold weather but you'd like to
be able to maybe travel long distances see your property every once in a while
that may or may not be a good thing so think about where is the geographic
location of the property um the second thing that I want to talk to
you about is what is the population are you someone who's gonna really be
looking in larger markets do you prefer a strategy that's gonna be more in
secondary markets and based on that you want to look at a population for
instance one of the things that I like to look at always is that there is a
population of it a minimum of 300,000 people just because based on the type of
company that I have the type of investors that we work with it's really
one of the key important factors when we look at population there are also some
people that like to look below 300,000 and their businesses are set up and
they're very successful at that but think about also - the size of the
population when you're looking to purchase a multi-family property the
third thing is something you've probably heard people talk about but I just want
to reiterate how important it is and that's jobs you really want to think
about jobs and how what types of jobs are being created in a specific market
because that's also going to be one of the things that helps you to understand
how much potential risk could be associated with with that particular
location if people if jobs are being created of people that will probably
mean that people are moving to that specific area if people are moving to
that specific area it probably means that they're gonna need a place to live
and if they need this place to live and you're a rental rental entrepreneur or
landlord that's a very good thing for you and also to within the jobs what are
the types of jobs that are there the more that the jobs are stable and that's
also a very good thing for you as an investor on the opposite side of that
when you look at that when you look at jobs the fourth thing that I want to
talk to you about is what is the level of unemployment because that's also
something that's very important for instance if there are lots of jobs but
the end of their job opportunities but high unemployment because either the
skill set is not right or the jobs are moving they were there and they moved
somewhere else that's something that you also need to be very aware of and also
check the what are the trends in terms of the unemployment and
then the last thing that I want to leave you with number five and this probably
is related to some of the things we've talked about already but what are the
big key industries and companies that are in a specific city once again this
goes back and it helps you to understand the key industries the key companies
because typically the larger the company and the based on the type of operations
that they have it will help in terms of longevity the longer that a large
company is in a particular area it helps you to understand from a longer
perspective how you can mitigate or how you can minimize the amount of risk that
would be associated with a specific property so let me just give you a recap
on these five tips or five areas that you really want to look at when you're
selecting and market and that's number one talked about the location also
talked about the population talked about the jobs talked about the unemployment
and then lastly wanted to talk to you about the key companies and key
industries that are in a specific market so as you know I love to leave you with
a question of the day and today's question of the day is is the following
of the five things that we've talked about which was the newest thing for you
and how can you actually go out use that new bit of information to help you with
your next investment property so this is Billy Keels that's my two cents for today
and as always Hasta la Próxima!
