Hi everyone. This is your Tampa Bay Realtor Lance Mohr and in this video I want to talk

about when is a good time to buy a home in 2018 or pretty much any year for that

matter. I want to do this video because I get a lot of buyers it asked me when's a

good time to buy a home is the summer a good time to buy a home is spring a good

time to buy a home is the winner a good time to buy a home and first off let me

say this if it's a seller's market it's always a good time to buy a home because

the prices are just going up but that's not what I'm going to talk about I want

to basically go through the months of the year and tell you the best time to

buy a home now it's predominantly where I am right now in December a really good

time to buy a home because if you go from December 20th around January 10th

15th that's the slowest time of the year I've personally bought in a home

Christmas Eve because I know how slow it is during that time period sellers are

not getting as many showings they're not getting as many offers the but they're

not accepting as many offers so it's just a really good time to buy now if

you look at the statistics there's always a lot of home sales in December

because builders and buyers are making a push builders want to get the homes off

the market off the up their books before the 1st of January and buyers want to

get get the home sold so they could have their so they can have their exemption

so anyhow you want it you want to look at it is that sold it doesn't apply to

what's going on in the market so January 15th is usually when it starts picking

up buyer starting to think about looking at homes I think before that they just

have the holiday hangovers so they start thinking about it by February most most

of them are out there looking and the market starts to pick up by March it's

in full swing March is almost unfortunately every single year the

busiest time of the year I have because people start looking to buy homes for

the summer so March is a really good mud April's a really good

month but around the April 15th the tax time maybe April 15th the week before

that ten days before that it starts to slow down if you're in a price range of

the median price and below if it's in the higher price range the luxury price

range really doesn't have a effect and then we go into May which is a really

good month it's always a really good month June is slow our June is slow it's

really because our school lets out in May so it happens about a week before

school lets out maybe four days until around two weeks after the school's

letting out it's really slow because grandparents relatives are coming in for

graduations and people are going away after graduation so it's pretty slow and

then you have the middle of June it really starts to pick up again July is a

really busy month August overall is a really busy month that will slow down

about a week before school going back in just because everybody's getting ready

for school and then it will start to pick up again in September is a pretty

good month it's usually pretty good and then October you start to see things

really slow down in October when you start getting a little closer to the end

of October near Halloween things start really slowing down in the November's

really slow because daylight savings times happen and people just don't want

to look at homes when it's dark they're pretty much looking at homes on the

weekend so it's going to be pretty slow plus they have family members coming in

for the holiday etc and then December's a very slow month again when you get

closer to Christmas and I had a client that listed their home and the beginning

December and the first fire that walked in the home bought it so it does happen

but overall December is really slow and the closer you get to Christmas I would

say probably be 18th the 20th it's just it's almost dead there's like nothing

goes on so it's just very slow so those are good times to buy a home I purchased

a home I wrote a contract once with a builder the

December 24th I it was a good deal I knew no one else was going to do it so I

did it bought the home so it's a really good time right now

to get out there and buy homes because when it gets busy you're just going to

be competing as a buyer with other buyers and if it is a seller's market

you're in whether you're in Tampa which is a seller's market which means a low

inventory prices are increasing if you're in the seller's market prices are

going up because there is low inventory so I hope this helps you if you have any

There is a massive manhunt for a Georgia inmate who escaped jail early Wednesday after reportedly

using a metal shower rod and busting through two brick walls on his way to freedom, authorities

said.hristopher Nicholas Carroll broke out of the Lamar County jail just after midnight

Wednesday, WXIA reported.

Carroll, who police said was last seen wearing an orange jumpsuit, was arrested in October

on three counts of obstruction and theft by receiving stolen property.

"The jail called me and told me he had escaped out through the shower and then busted a hole

in the wall, the outside wall that went to a storage unit," Lamar County Sheriff Brad

White told WXIA . "He was small in stature.

I don't think an average-sized person could have got through the holes and maneuvered

the way that he did."Sheriff Brad White said he then used an access door to escape

the building before going through a fence and leaving the property.

Carroll, a South Carolina native, used a metal rod to punch a hole in the brick.

He reportedly also used a table to break the wall, according to WSB-TV.

Carroll then stole a van that was later abandoned in Allendale County, South Carolina.

Police located the vehicle about 7:50 a.m.White said Carroll is considered "dangerous,"

but did not know whether he was armed.

The sheriff also told WSB-TV he believes Carroll's cellmate intentionally masked any sounds during

the escape by clanking on the doors.

"We really believe that the inmate that was in the cell with him was masking the sound,"

he said.Carroll was to be transferred to prison on Thursday.

It's a search involving several law enforcement agencies.

Hampton County Sheriff Thomas Smalls said his team is helping with K9s and additional

manpower.

He said they are making good progress.

"We've been running him all morning and now we're very close," Smalls said.

Carroll was being held in Lamar County after being arrested on Oct. 30 when he was found

driving a vehicle that was stolen in South Carolina.

According to White, he fought officers during his arrest and even tried to take one of the

officer's weapons.

He was charged with three counts of obstruction because of that and sentenced to five years

in prison.

This was in addition to the charges he faced in South Carolina.arroll didn't know this,

but he was scheduled to be transferred to prison on Thursday.

He was last seen wearing an orange jumpsuit.

He is described as a white man, 5'9, and 165 pounds.

White said Carroll didn't have shoes when he escaped.

While White said he would consider Carroll dangerous, it is unknown if he is armed.

WON THE PRIMARY.

BUT THE REASON I SAY IT'S SURPRISING THAT TRUMP

DIDN'T ENDORSE HIM FROM THE BEGINNING IS BECAUSE HE'S ALMOST

A CARBON COPY OF TRUMP.

WON'T TAKE PERSONAL RESPONSIBILITY

EVEN THOUGH REPUBLICANS CLAIM THAT THE PARTY OF PERSONAL

POSSIBILITY, AND CAN'T HANDLE THE FACT THAT HE LOST.

YOU LOST.

IN FACT, HERE'S ANOTHER PART OF THE STORY THAT I PERSONALLY

REALLY ENJOYED.

THERE WERE PEOPLE WHO DIDN'T WANT A

DEMOCRAT, BUT THEY DID CAST A PROTEST VOTE, AND THE WAY THEY

DO THAT IS BY WRITING IN A CANDIDATE, RIGHT?

NOW, ACCORDING

TO THE OFFICIAL NUMBERS, 22,819 BALLOTS WERE CAST FOR WRITE IN

CANDIDATES, AND A LOT OF THOSE PEOPLE PUT LUTHER STRANGE AS

THAT CANDIDATE.

JUST TO GO BACK, MOORE LOST BY 21,000 VOTES, AND

22,819 BALLOTS WERE CAST IN THIS PROTEST VOTE WHERE THEY WROTE

PEOPLE IN.

>>EVEN IF THEY HADN'T -- NOT EVERY VOTE WAS FOR LUTHER

STRANGE, MOORE WOULD HAVE LOST ANYWAY, BUT IT DOESN'T MATTER,

WRITE INS ARE 100% PART OF THE PROCESS, AND SAD DAY FOR HIM,

WHICH LEADS TO MY THIRD FAVORITE PART OF THE STORY, IN HIS LEGAL

COMPLAINT HE SAYS THESE ELECTION RESULTS MUST NOT BE TRUE BECAUSE

I DIDN'T DO AS WELL AS REPUBLICANS USUALLY DO IN

ALABAMA.

YOU FIGURED THAT OUT, DID YOU, SHERLOCK?

OF COURSE!

BECAUSE THERE WERE ALLEGATIONS OF WHAT A MONSTER YOU ARE, AND

YOU ARE A LUNATIC WHO SAYS THINGS LIKE WE SHOULD GET RID OF

ALL THE AMENDMENTS AFTER THE BILL OF RIGHTS, INCLUDING THE

ONES THAT FREED THE SLAVES.

AND YOU SAY GEORGE SOROS HAS SOME

"ANALYSTS" IN HIS COMPLAINT.

In a shocking move to appease the masses and promote his loathsome charity, the former

President Barack Hussein Obama joined forces with Chance the Rapper and Steph Curry in

a new PSA, and it couldn't seem more racist.

The former president's charity the "Obama Foundation" may have already pushed itself

into oblivion with this racially divided message, but readers will have to make that decision

themselves after learning more about it below.

Former President Obama shared the PSA filmed for his new foundation, "My Brother's

Keeper Alliance" (MBK), which encourages mentorship and opportunities for boys and

young men of color.

Interesting, how about women?

Asians?

Mexicans?

Italians?

Whites?

Gays?

Transgenders?

The charity accepts only males of color but eliminates the opportunity for everyone else.

It's strange because when people wanted the Boy Scouts to remain all boys, they were

hit with criticism and said THEY were the mean ones.

Now Obama can have a "black boys only" club, and it's acceptable?

Let's discuss the PSA a little bit more.

The PSA features a speech which Obama gave in 2015 where he says: "I want you to know,

you matter.

There is nothing, not a single thing, that's more important to the future of America than

whether or not young people all across this country can achieve their dreams."

Then it shows basketball star Steph Curry at the Golden State Warriors practice facility

as he stares at a video on his cell phone.

Curry then echoes the same words spoken earlier in the video by a young man who says, "we're

the ones to inspire our generation, to rise up and stand for the idea of opportunity for

everyone."

The scene with Curry allows viewers to wonder if the speaker refers to the hundreds of young

black males who are shot every year in war-torn Chicago.What would happen if any other previous

president created a similar public service announcement?

What if an older president created a video that featured only white children and said:

"we are our brother's keeper?"

The outrage and condemnation would be astronomical, mainly from leftists who criticize everyone

else for things THEY do the most.

But it's Obama, and the left allows him a free passage whether his actions are seen

As the white, conservative mother of black/Mexican/white children, I know a racist when I hear one.

So is his buddy, Henry Louis Gates.

Don't let these two Ivy League-educated, erudite, distinguished black men convince

you that only whites can be racists.

Believe me, these two men are the worst kind of racists: black and elitist.

According to the Oxford English Dictionary, a racist is someone who believes "all members

of each racial group possess characteristics or abilities specific to that race, especially

to distinguish it as being either superior or inferior to another racial group or racial

groups."

When Sgt. Crowley investigated a possible burglary at Prof. Gates' Cambridge home

this week, Gates met a white cop at his door and evidently assumed Crowley was a bad cop,

a rogue, a racist cop who would treat him differently than any other suspected perp,

just because he was black.

That's racism, folks!

What did Gates do when faced with a police officer investigating a burglary in his home?

Was Gates polite and courteous to the cop?

Did he cooperate and step onto the porch out of the darkened home so Crowley could see

his face and ID?

Did he calmly explain why a passerby saw him breaking in, if, in fact, it was his own house?

Did he speak or act like the esteemed scholar and professor his ID claimed him to be?

Nope.

He was belligerent, accusatory, uncooperative, irrational and defamatory, throwing racial

slurs at the white officer, even insulting the cop's mother (as in, "Yo momma is

so…").

If ever a man did NOT act with Harvard professorial dignity and decorum, if ever a black man acted

like a thug from the 'hood, Gates did.

Is it any wonder Officer Crowley asked for more ID, one that actually listed that house

as his address, or asked for another person to corroborate Gates' identity?

I would, wouldn't you?

And when Gates refused, and became so incensed and insulting to the Sergeantwho was there

to protect his property that a crowd grew around his house, was Crowley supposed to

allow this kind of behavior, just because Gates was black?

No.

He arrested Gates for disorderly conduct, as he was trained to do.

Last time I checked, police arrest people regardless of race when they act like crazy

people in the presence of peace officers.

So why is President Obama a racist?

Because he, like his friend Gates, automatically assumed the white police officer "acted

stupidly."

BO assumed it was the white officer's fault, because, of course, we all know white cops

are racist, right?

And later, when he slightly retracted his statement, he still felt the need to say,

"It would have been better if cooler heads had prevailed."

By now he knew the facts, that his friend Gates had lost his mind and acted like a fool,

but he assumed that Sgt. Crowley similarly lost it and "got all up" in Gates' face,

because, of course, that's what all white cops do.

But this white cop didn't, because he's not just any cop, he is an expert at managing

racial incidents just like this one became, because of Gates' racism.

Friends and fellow officers of all races say Sgt.

James Crowley is calm and reliable in situations racially hostile situs, because he was hand-picked

by a black police commissioner to teach recruits how to avoid racial profiling, and Crowley

has apparently been doing a stellar job at it for 5 years.

But Gates and our esteemed president didn't know that, did they?

So, who are the racists in this story?

Gates accused a decent, decorated, above-reproach police officer of being a racist rogue cop,

just because he was white.

What did our esteemed "black" president do?

He immediately took Gates' side, because he's a friend and black!

Um, Mr. President, I thought you were going to help erase the racial lines that divide

us?

Shame on you for taking sides on something you admitted you knew nothing about, for commenting

nationally on a small, local issue well beneath your pay grade, and for showing us all that

you are not that different that the racist Gates who believes all white cops are bad

cops, just because of their skin color.

Mr. President, you are a racist.

Shame on you.

Unemployment under President Trump has reached an all-time low for African Americans, but

he's continuously labeled as a racist by leftists.

The utterly ridiculous claim, one which has not ever been heard since he's been famous,

has only come out of leftists since Trump gained traction in the 2016 election.

Racism is a Democrat weapon of choice.

When a Democrat can't find a valid argument, then they label people with words such as

racist, sexist, or anything else-ist.

Leftists continuously label Trump and his supporters, but as people learn more, they're

finding out that the leftists commit so much racism, sexual assault crimes (filed under

Hollywood) and other horrible things.

Now that Obama has a "black boys only" club, is it finally acceptable for the Boy

Scouts to go back to the way they're supposed to be?

Obama wanted to give "Black America" food stamps and government cheese, and a little

boys club, but Trump gave people jobs and opportunity.

Trump is the racist one, right?
