Diabetic Nephropathy- causes, symptoms, diagnosis, treatment, pathology - Duration: 7:37.

Diabetic nephropathy refers to the kidney damage caused by both type I and type II diabetes.

Because of the growing number of people affected by diabetes, diabetic nephropathy is currently

the leading cause of end-stage renal disease in most developed countries around the world.

Each kidney has millions of nephrons, each of which is served by a tiny capillary bed

called a glomerulus.

The tiny arteriole that approaches the glomerulus is called the afferent arteriole - a for approaching,

and the arteriole that exits the glomerulus is called the efferent arteriole - e for exits.

The glomeruli are a tiny cluster of capillaries that are physically supported by mesangial

cells.

So when blood is filtered it moves through the endothelium lining the capillary, then

through the basement membrane, and then through the epithelium lining the nephron, and finally

into the nephron itself - at which point its called filtrate.

The endothelium has pores that keep cells from entering the filtrate,

and the basement membrane is negatively charged and repels other negatively charged molecules

and proteins, like the protein albumin.

The epithelium has of special cell type called a podocyte which looks like an octopus because

it has foot processes that wrap around the basement membrane, leaving tiny gaps between

its octopus-like projections called filtration slits.

In diabetes mellitus, there's an excess of glucose in the blood, because it can't

get into cells, and when blood gets filtered through the kidneys, some of that excess glucose

starts to spill into the urine, called glycosuria.

In addition, when there's a lot of glucose in the blood, it also starts sticking to proteins

in the blood — a process called non-enzymatic glycation because no enzymes are involved.

Because glucose can get through the endothelium, this process of glycation can also involve

the basement membrane of small blood vessels making it thicken.

The process particularly affects the efferent arteriole causing it to get stiff and more

narrow - a process called hyaline arteriosclerosis.

This creates an obstruction that makes it difficult for blood to leave the glomerulus,

increasing pressure within the glomerulus.

At the same time, the afferent arteriole dilates, allowing more blood flow into the glomerulus

and increasing pressure further.

High pressure in the glomerulus leads to an increase in the glomerular filtration rate--which

is simply the amount of blood filtered through per minute.

This is the first stage of diabetic nephropathy, called hyperfiltration.

In response to this high-pressure state, the supportive mesangial cells secrete more and

more structural matrix expanding the size of the glomerulus.

This matrix deposition and mesangial expansion happen uniformly, or it can result in little

nodules within the mesangium called Kimmelstiel-Wilson nodules - which are tiny little balls of protein.

The thickening of the basement membrane counterintuitively makes it more permeable—allowing proteins

like albumin through that otherwise would have been filtered out.

It makes sense if you think about our octopus friend once more - as the glomerulus expands,

the legs of the octopus naturally have larger gaps between them, in other words the filtration

slits widen, making it easier for substances to slip through.

So in the end, the key abnormalities in diabetic nephropathy are a thickened glomerular basement

membrane, mesangial expansion, Kimmelstiel-Wilson nodules, and disruption of the podocytes.

Eventually, these changes damage the glomerulus so much that it's unable to filter blood normally,

and the glomerular filtration rate decreases.

Typically, diabetic nephropathy starts quietly with no symptoms during the hyperfiltration

phase, but over time as more and more of the nephrons are affected, the kidney becomes

less and less effective and filtering the blood into the urine, and the glomerular filtration

rate decreases dramatically . Once the kidneys no longer can do their job of filtering the

blood, end stage renal disease results.

Because there are no overt symptoms of diabetic nephropathy, regularly screening the urine

of individuals with diabetes is super important.

Microalbuminuria, which means excreting 30 to 300 mg of albumin in a day, is a reliable

signal that diabetic nephropathy has started to set in.

Excreting above 300 mg per day is considered macroalbuminuria, and is a sure sign of a

problem.

Unfortunately, diabetic nephropathy is a progressive complication that can be significantly slowed

down but not completely stopped.

Keeping tight control on hypertension and hyperglycemia is critical.

Specifically, angiotensin-converting enzymes (ACE) inhibitors or angiotensin receptor blockers

can be particularly useful.

These not only lower blood pressure as a whole, but they also specifically reduce constriction

of the efferent arteriole.

By reducing this constriction, the pressure within the glomerulus and the damage that

comes from it.

Alright, as a quick recap, diabetic nephropathy is kidney damage that is caused by diabetes,

resulting in glomerular basement membrane thickening, mesangial expansion, and sclerosis.

An initial phase of increased glomerular filtration rate is followed by progressive albuminuria,

then a gradual decline in glomerular filtration rate, and finally renal failure.

This progression can be slowed by tight control of blood sugar and blood pressure and the

use of ACE-inhibitors or angiotensin receptor blockers to decrease pressure specifically

within the glomerulus.

Is Real Estate Investing Worth It? Is Real Estate Hard? - Duration: 2:26.

Kris Krohn here with REITV and you know

a lot of comments down below from some

of these videos keeps on asking, "yeah, but

is owning real estate a lot hassle?" and

we're going to explore that today we're

going to look at the good bad the ugly.

so are rental properties a hassle?

Depends. Many of my properties most of

them, they don't, I don't, even hear about

them. But that's because I got people and

if you do real estate the way I do it,

you're going to want to have people

right? My people will talk to your people.

but real estate can also be a massive

pain in the bottom. How does that happen?

you didn't set it up right in the first

place, right? It's interesting you've

probably seen ads if you're looking at

real estate for this idea of making

money with a ugly real estate. It's

fascinating that you've got to really

hone it on your strategy and on your

niche. Because, you could take this

concept of ugly homes. I've done lots of

ugly homes these are homes that are a

little bit dilapidated need a little bit

of work. But, I'll do seller financing

where I'll put someone in the home that

wants to give it the TLC, I'll give them

equity, I''ll give them discounts and they

feel thrilled about having an

opportunity to step in that home.

Meanwhile, I got buddies that are buying

up the nicest real estate out there

don't have the equity, don't have the

margins, don't have the cash flow, and it

turns into a massive hassle for them. and

so, it's interesting that ugly real

estate can work well, beautiful real

estate can work, horrible. and odds,

absolutely the reverse as well

Joe Scarborough Admits Trump "Is Getting Worse", But Joe Helped Get Him Elected - Duration: 3:29.

MSNBC's Joe Scarborough is actually starting to get worried about Donald Trump's constant

incoherent rambling answers during interviews.

And, he said, "It's getting worse."

Here's the thing about Joe Scarborough.

Well, first of all, he's referring to the interviews that Trump gave in recent days

where he talked about Andrew Jackson being so pissed off about the Civil War in spite

of the fact that he'd been dead for a decade and a half before the war actually began.

Joe Scarborough sees these as troubling things that Donald Trump is saying.

But, again, Joe Scarborough helped to put Donald Trump in the White House.

There is no denying that.

Joe Scarborough, Mika Brzezinski used to have Donald Trump during the campaign call into

their show.

He didn't even have to show up in person.

I did a great interview at the time with Eric Boehlert from Media Matters about this.

All they had to do was get Trump's voice on the air.

They fawned over him all the time when they did events together, when they would show

up at his rallies.

At one point, Mika Brzezinski off air told Donald Trump that when he brought a guy who

helped get protestors out of the building up on stage, that was a wow moment.

She was so impressed with Donald Trump treating people like garbage.

And, that's what the Morning Joe Show has done since Donald Trump announced his candidacy.

So, yeah, it is getting worse, Donald Trump's speaking patterns, and the things that he's

saying.

It is slightly indicative of somebody who might possibly have Alzheimer's or dementia,

which is what Morning Joe's followers began to suggest on Twitter after Scarborough made

these claims.

But, Joe Scarborough needs to understands that he is partly responsible for the fact

that Donald Trump is our president.

Again, he and Mika went to Trump's New Year's Eve party at Mar-a-Lago as guests, not as

reporters, as guests.

These people don't hate Donald Trump.

They're not out there to expose the truth.

They created him.

They want to use him for ratings and whatever they can say, they'll say it just so they

get more eyeballs.

I mean, Joe Scarborough has been all over the place with Donald Trump.

He's been in favor of him.

He's been against him.

He's been his best buddy down at Mar-a-Lago.

He doesn't know where he stands on this issue because Joe Scarborough doesn't really stand

for anything.

He stands for ratings, much like Donald Trump.

So, when Joe Scarborough comes out and says something like, "It's getting worse.

This is worrisome.

We need to pay attention to this."

It's true but Scarborough doesn't necessarily mean it.

All he wants is a little bit more attention so he can get some more viewers on his Morning

Joe Show everyday.

Joe Scarborough helped to give us Donald Trump.

I will not give him any credit for anything he says that is critical of Donald Trump at

this point.

Mayor-Elect discusses future of North Augusta - Duration: 8:04.

- Welcome back to

The Means Report.

We appreciate you

staying with us,

and we are grateful

to Bob Pettit.

You know, this is a busy

time of year for Mr. Pettit.

He's about to get sworn in

as Mayor, his town is just

absolutely growing

by leaps and bounds,

but he's taken a moment to

stop by The Means Report

and discuss all of that with us.

And, so, we were

talking about all things

North Augusta in segment one.

I wanted to kick off this

segment, Mayor-Elect Pettit,

by talking about the Greeneway

and the extension of it.

People love the Greeneway,

people from both sides of the

river use it all the time.

Your thoughts on the

future for the Greeneway?

- Well, that certainly is a

highlight of North Augusta.

- [Brad] Yeah.

- And, one of the premises

of Project Jackson is that

it's going to increase and

help renovate our downtown.

And, the plan is to

extend the Greeneway

from the Riverfront up

into the downtown area

and that will help,

hopefully, rejuvenate it

and encourage small shops,

different restaurants,

and provide a place

for people to sit down

and relax,

and help commercially

with our downtown.

The difficulty is, you know,

it hasn't been a

lot of development.

They've talked about

it a long time.

- [Brad] Yeah.

- The city staff is

looking at the plan

to extend it to downtown

and I'm not exactly sure

when that's going to be

coming out for open discussion.

But, it's something

that we want to do.

- Yeah, when I think

of the Greeneway,

I think of people trying to

keep themselves in shape,

I think of recreational

activities.

What is North Augusta?

Is it an old folk's town,

a young folk's town,

an everybody town,

and if so, why?

You know, I picture the

Greeneway, I picture

folks riding their

bicycles, running, jogging,

and that kind of skews towards

the younger demographic,

but talk about whether the town

offers something for everyone.

- Well, it does offer

something for everyone,

and the Greeneway is used

by people of all ages

and interests.

It's a focal point, and

with Project Jackson,

we're hoping it'd bring in some

of the younger people to it.

We have old, established

neighborhoods

in Hammond Hills and those

type of neighborhoods,

plus we're getting new

neighborhoods up north of I-20.

Even my daughter lives up there,

and it's focused on young

people but also retirees.

So, if you want

something North Augusta,

I think we have the

facilities to take care of it.

Riverview Park has

a walking park.

They start early in the

morning, with senior citizens,

people my age, walking on the

park, getting their exercise.

And, during the day, you

have basketball leagues,

and then, at night, you have

all kinds of recreational

activities for the children.

So, you talk about it,

we've got it covered.

- What's the difference,

politically, between

North Augusta

and Augusta?

- In my opinion, the

big difference is

North Augusta has all of its,

the Mayor and the

six Councilmen,

elected at large,

and Augusta has

Councilmen elected by district.

And, so, there's a certain

parochialness, I would assume,

in Augusta that we don't

have in North Augusta.

People look at it for what

benefits all of North Augusta.

And, I've had some concern

over people talking,

to me, about, well, many

of your Councilmen, and I,

live down in the central

part of North Augusta,

how do we get interest, you

know, in the newer neighborhoods

that are developing up north?

Well, I would encourage people

to take advantage of the

opportunity to run for Council,

but to know, be assured,

that we're looking out

for their best interests

as well as any other

best interests in town.

- Any advice to get rid of

that parochial approach?

Any advice to get local leaders,

not just Augusta but anywhere,

to look beyond

their communities,

their neighborhoods,

and help an entire town, like

North Augusta's been doing?

How do you overcome it?

- That's a good question.

- I mean, it's tough.

- What I envisioned

is the citizens

creating a vision

for North Augusta,

what it wants to be.

I've said that if you don't

know where you're going,

how do you know

when you get there?

Somebody else told

me the other night,

if you don't know

where you're going,

how do you know

what road to take?

So, we need to figure out what

it is we want as a community,

as a city, and then we develop

programs and initiatives to

complement that vision

and what the people want.

- Are you the anti-Augusta?

And, whether you are or you're

not, being the anti-Augusta

may be to your benefit.

How do you see that

for North Augusta?

People flock there if

they're not happy here.

- I would not ever think of me,

and I would think, not this

city, as being anti-Augusta.

I mean, we're

separated by a river,

we have bridges across and, so,

we have to co-operate,

in my opinion.

We're not fighting one another,

we're working to better the

entire Metropolitan area,

that's what it's about.

You know, we get a lot of

people coming in North Augusta

to shop now, from Augusta.

They enjoy our restaurants.

They enjoy some

of our big stores.

You know, so it's a

co-operative thing.

We, unfortunately, go there

for restaurants, (chuckles)

chain restaurants, which

is something people in

North Augusta want a lot

of and we haven't yet been

successful getting them.

- Well, you do have some great

restaurants in North Augusta.

You know, I facetiously

said, when we went to break,

that North Augusta

stole the stadium

from Augusta.

(Bob laughs)

Do you see that as a big

win for North Augusta

and a big loss for Augusta,

that you all got that deal

and Augusta didn't?

- Well, if I remember

right, Augusta had a chance,

decided they didn't want

to, and I think it's a win

for North Augusta because

we're going to get a cohesive

development on our Riverfront,

which is going to

be a destination.

So, it's more than just a

ballpark and a ball stadium,

it's about the development

that's going to be around

that ballpark.

You know, the ballpark is going

to have the concourse open

all day, so people can go in

and walk around the concourse.

There's going to be a

restaurant, a beer garden,

in right field, it's patterned

after the Giants Stadium

where, hopefully,

somebody will hit a ball,

home run into the river.

- [Brad] It is.

- So, it's fascinating.

- Well, in all

fairness to Augusta,

as the ultimate optimist,

former Mayor, Deke Copenhaver,

continues to say, everyone's

going to benefit, right?

Both sides of the

river, don't you think?

- Absolutely, it's, you

know, downtown Augusta is

rejuvenating itself.

The restaurants, you know, it's

almost like Yogi Bear said,

nobody goes there anymore at

night because it's too crowded.

- [Dan] (laughs) Yeah.

- [Bob] You can't find a

parking place if you want to

go to a restaurant

in the evening.

So, you know, it's

a give and take.

We're helped by them, we're

going to help them as well,

so it's,

it's a positive.

- I agree with you there.

It is something that is making

both sides of the river boom.

You are seeing a beautiful

thing happen in downtown Augusta

and in North Augusta.

Probably my last question.

I received, I think,

the ultimate compliment

for North Augusta.

A man from Greenville came

down, a relative of my wife's,

and said how blown away

he was by North Augusta,

and how much that town

had it on the ball.

From someone from Greenville.

Do you see yourselves in

the future being like,

or even equal to,

Greenville, South Carolina?

What a great town that is.

- It is a great town

and I think if we can

get our downtown going,

Georgia Avenue a little

bit under control from

a traffic standpoint,

expand into the alleyways,

which are behind West

Avenue and East Avenue,

Project Jackson,

Exit five, Exit one,

the new residential

developments,

renovation of our

existing shopping centers,

it's happening,

and we're going to get there.

I'm convinced of it.

Our comprehensive plan,

the citizens are behind it,

and we're ready to go.

- Well, it is certainly fun to

watch here from the sidelines

and to cover it.

Mayor-Elect, Bob Pettit,

congratulations on your win

and best of luck as Mayor.

- Thank you.

- Absolutely, North

Augusta Mayor, Bob Pettit,

a student of the

game for so long,

now he is running the show there

on South Carolina's Riverfront.

When we come back, a couple

Kim Russo, CEO, on How GW Hospital is Different from Others - Duration: 0:52.

I think GW Hospital is differentiated by its partnership with the faculty as well as

The School of Medicine and Health Sciences.

Because of that partnership, we're able to provide a continuum of care, specialized services

as well as meeting your basic need.

And I would say the employees base.

It's one thing that the other competitors do not have, and I'm a little biased, but I think

that we do have best-in-class employees that are really able to provide that high-quality care.

And then lastly, the research and education.

We're an integrated system that allows us to continually try to define medicine through

translational research and educate providers of tomorrow, making sure that we are providing

the best technology that allows us to meet the industry's expectations today.

THE REAL REASON WE DON'T EAT HEALTHY #AskDailyMuscleShow Ep. 16 - Duration: 13:38.

(gym goers chattering)

- So here we have our 6:30 class working out.

(upbeat music)

Okay, I'm not gonna go inside,

it's a little....

8

- Okay, hang on.

Everything you say now, the whole world gets to hear.

We're going live.

We're already live.

(laughs)

Okay, hey everyone.

This is episode number 16.

And today I wanna talk to you about something

really simple and straightforward.

Which is the reason we don't eat healthy,

or we don't exercise.

What do you think it is?

I have an audience here.

There we go.

I'll show you.

They are here early for the 7:30 class

which is great.

There's Joy, there's Constance, that's Florence

with her phone, she's following up something

pretty important on her phone.

(laughing)

Okay so...

What we're talking about, the real reason why

people don't eat healthy and exercise.

Why, Constance?

Why don't people eat healthy and exercise?

The real reason?

- [Constance] Eat healthy.

It's just called pure greed. - Pure greed?

So that's why we eat unhealthy.

Why we eat the lassi, biryani, and all of that,

is because we're greedy.

Do you say that? - There's a spread there

and it says come-- (laughing)

- Listen guys, here.

Constance said that there was a buffet,

and the buffet said just come.

- Come and taste me! - Come and taste me.

That's right.

And I'm sure we can all relate to that.

Okay, I'm gonna get into my topic now.

So here's what I think the reason why

a lot of us don't eat healthy, or don't workout.

It's not because we think it's not important.

We know it's important, right?

We know eating healthy is important.

We know working out is important.

So why don't we do it?

- [Constance] We just don't wanna discount it.

We're just quite comfortable where we are.

- We're comfortable where we are.

- Effort. - Extra effort.

So here's the thing-- - Sacrifice.

- Sacrifice. (Constance chattering)

Constance, I'm gonna put the mic on you,

you're gonna take over.

(laughing)

Okay, guys.

So, here's the thing.

The real reason I believe we don't eat healthy,

and we don't work out, is because we just

don't place enough importance to it.

It's not because we think it's,

I'm gonna change the view.

This is a much better view over here.

A little audience there.

It's priorities.

So it really is...

Should I move my camera over there?

(laughing)

And they're laughing.

Okay.

It's gonna be so hard to focus.

But this is good, this is live.

This is what happens.

And I'm looking at all these people

posting your comments.

And if you have any questions anyone,

just post the comments below, I'll go back

and I'll answer it as well.

But yeah, that's right, this is a much better angle.

But yeah, so we're talking about the real reason.

And we believe, and I have a little quote for you

I wanna put, okay.

So it says that, "If it's important to you,

"you will find a way.

"If it's not, you will find an excuse."

True? - Yes!

- [Kim] How true, true!

- [Constance] How do you get motivated, stay motivated?

- How do we stay motivated?

How?

- It's great to start.

But the consistency,

- Correct.

I covered that in a different video already.

(laughing) So, I won't tell these guys.

Constance is asking about how to do,

how do we get started, how do we stay motivated.

And I'm not sure which episode that is,

but I'm sure I could pull that up.

But I've done that.

So today, we're talking about why we don't do it.

So a lot of times, we think that

we're gathering information.

We think that we don't know enough,

we don't know the best workout it,

we don't know what the healthiest food is,

so we don't eat healthy.

We keep putting it off.

But that's really not the issue.

The issue really is, is that we don't start,

and we don't give it enough importance.

Because we all know what's good for us.

So for example, how many hours of sleep

do we need in a day, Constance?

- How many what?

- How many hours of sleep do we need in a day?

- About eight. - Do you get eight hours?

- No. - No.

So it's not really because you don't know

how much sleep we need.

It's because it's just not important enough.

There are other things important.

- It's just that-- - Because something else

is more important, like you gotta get to work.

That's more important, right?

So that really is it.

So, same thing with workouts.

It's not that we don't know that it's good for us,

it's just that if it's important enough,

we'll place a priority to it.

Same thing with eating healthy.

It's not like we don't know that fast food is bad.

We know. - I just don't.

I was at Ben's. - You were at Ben's?

And then? - It's right in front

of my face, cheddar cheese truffles.

- Cheddar cheese truffles?

And then do you have it?

Did you buy it? - No.

Actually, I thought of you all, and I did not order them.

- But thanks for being real and honest.

- Coming to exercise helps.

- Coming to exercise helps, that's right.

So here's the thing.

You guys are okay, because you're here,

you realize it's important, you show up

for your workouts, it's fine.

But a lot of people out there who actually

they know it's good for them, but they're just not doing it.

So my message to you all watching this today,

it's simple, it's that I know why you're not doing it,

it's just because you just don't place enough

importance to it.

You say it's important, but you gotta show me,

show yourself that it's important as well.

Right?

You know if you don't eat three meals a day, you might,

you're not gonna die, but it's gonna be really hard.

So you find your meals important enough,

you place enough importance to your meals,

so you eat it.

But if you don't workout, you're not gonna die.

You don't workout for a year, you're not gonna die,

so it's not that important.

So that just really boils down to that.

And actually see a lot of comments and questions

coming in, so let's see.

We got some questions.

Oh wow, look at, oh wow, that's a lot of questions.

Hi, see, the controversy you created.

(laughing)

Hey, Ruwinnie, Selena, Selena I miss you.

Anwar, we miss you, too.

Cheryl, Eswar and Adrian.

Ruwinnie says, and look at this.

This is just really, this is true, right?

I can relate to this.

She says that she has to skip her workouts,

because her boss thinks she's going home early.

True.

Yeah.

And then I work on the other end with this company,

and said how do we get our workers to exercise more?

Yeah, you bosses let them go.

- [Constance] Fantastic.

- Right?

I can totally agree with you Ruwinnie.

Trust me, it's just not your boss.

A lot of companies have to do it as well.

Vicky says she's been doing the Atkins diet,

and Paleo for two years, but still I can't

break my plateau.

Two years, wow.

Here's the thing, Vicky.

If you want something you've never had,

you've got to try something you've never tried before.

So how about you try something else?

Doesn't mean that one way of eating

is the only way to do it.

So if you hit a point where you're not seeing

any more progress, how 'bout you change

and switch things up a little bit?

Okay, so that's my advice to you.

Hi Felicia, hi Natasha.

Ian's here, Moona's here, Jevan saw her, Devan's here.

I am taking questions.

There's 11 of you here, watching.

And I don't normally do these videos for a long time,

but since we have a lot of people.

Do you have any questions?

Otherwise, I'm gonna tune out.

Hi, Angela.

Hey Ronald.

Ruwinnie says that Vicki should try intermittent fasting.

Well there's so many things you can try.

And at the end of the day, I just feel that,

okay, Constance let's ask you.

This is gonna be fun.

Lily ran away.

Lily ran away 'cause she doesn't wanna be live on video.

But Constance a show stopper.

Okay, let's look at what the class is doing in there.

That's fun, too.

Look at them in there.

They're not working out, they're just playing the fool.

You don't workout here, you don't workout.

We just play inside there.

Okay.

Constance, I wanted to ask you, what's the best diet?

- What is the best diet? - What's the best diet.

- You tell me.

- No, no, to you. - To me?

I like to eat fruits. - You like to eat fruits?

- Or vegetables. - Have you heard

of the Atkins diet? - No.

- No? - What is that?

- High protein-- - High protein, high fat.

No carbs, eat all the bacon, and all that you want.

- Oh wow. (laughing)

- She's gonna go on the Atkins diet tomorrow.

Lily, what's the best diet?

Lily's hiding behind there, 'cause she

doesn't wanna be on video.

No, they can't see you, don't worry.

But they heard your name.

- [Lily] Best diet?

- Best diet.

- Best diet is-- - Florence always knows

the answers-- - Don't' lie.

The best diet is one that we keeps you

with all the nutrition that you need.

- Yeah. - High protein,

high, lots of vegetables, less carbs.

You need carbs, but choose the right carbs to eat.

- Hear that, you need your carbs.

- Yeah, you need your carbs.

Have a lot of fat, because fat--

- Have enough fat, you need your protein.

At the end of the day, so there's all these

kinds of diets happening.

We have the Atkins diet, we have people doing

intermittent fasting, we have people going

what else is it, Keto, ketogenic diet,

which is high protein, high fat again.

Your getting to ketosis, and your breath stinks

and all of that, and then you lose fat,

but you feel great.

There's so many kinds of diets out there.

At the end of the day, listen.

The best diet is the one that works for you.

- Yeah, works for you. - How do you discover that?

- You're gonna try it.

- You tried it?

- No try.

So someone will come and tell you,

Constance, the best diet is, you gotta go Paleo.

Sure, you don't eat rice and all of that.

You try and eat what the ancestors.

- It doesn't work, I tried that.

- Correct.

So that won't work for you, right?

So maybe you try the Atkins diet,

and you love it, and you can stick with it

no problems, and you feel great.

Then do it.

- Is rice okay? - Is rice okay?

I covered that in a different video.

It means you haven't been watching my videos.

- No. (laughing)

Absolutely have not.

- Well you guys have been watching my videos.

(laughing)

This is fun.

I should do my live videos at this time.

You should come.

Tell me when you're coming next.

- I'm so (murmurs).

- You're a conversation starter.

Most people run away when they see the camera like...

- [Lily] I run where they cannot see me.

- Cannot see you, but if I come there,

everyone can see you.

I don't know, camera shy, I think.

All right, guys, I'm gonna head back to my computer,

and see if there are any questions.

Otherwise, I'm going to tune out.

Rice is okay?

It's okay, I don't think rice is bad.

It's bad if you, the problem is we just eat

too much of it.

That's the problem.

- Eat too much of rice is bad. - Constance is asking,

is rice bad?

Rice isn't bad.

We eat too much of it, that's the problem.

Cool.

Hey, Rebecca, we miss you too.

Wednesday, you're coming Wednesday?

Ruwinnie, everybody else.

Hi Prima, Felicia.

Is the Keto diet effective to lose weight?

Yeah, so Felicia, like we were just saying,

at the end of the day, try it,

if it works for you, fine.

But if you fail miserably, and if you really struggle

to stick to it, then don't.

It just doesn't work for you.

It doesn't mean it's not a good thing to do,

it's just that if it doesn't work for you don't do it.

Wong Chun Ting, I normally workout after work

Let's say eight P.M., I finish 10 P.M.

Is is okay to take your meal after that?

Chun Ting, I think it's fine.

It doesn't really matter what time you have your meals,

as long as you consume it in that day.

But here's the thing, sometimes you may feel

uncomfortable to have a meal, and then go to bed

within two hours.

But the whole thing of whether people say

that if you eat already, you cannot go to bed,

you need to walk to let it digest.

All that just bullshit.

Okay?

Eat whenever is comfortable for you,

maybe prepare your meals earlier.

But if you can eat at 10 P.M., and you feel fine,

then it's fine, stick to it.

But if you eat at 10 P.M., and you feel

really uncomfortable, and you can't go to bed,

you can't sleep because you're stomach's working overtime,

then don't, then you wanna eat earlier.

There we go.

Cool.

That's it, guys.

I'm gonna tune out.

Thank you so much for watching.

Again, if you still have any comments below.

Just post it.

I will take a look at it later,

and answer those questions.

Here comes the 6:30 class.

Easy workout today?

(class responding)

Easy, you have make up on.

- [Gym Member] I was late.

(laughing)

- That's okay. Bye.

Ohm's Law - The Keysight 2-Minute Guru (s2e6) - Duration: 3:56.

So far this season we've talked about

resistance, voltage, and current is now

time to put them all together!

For practical circuits we can relate current

voltage and resistance together using

Ohm's law. Voltage = current x resistance

Now, Ohm's law is an empirical

law, which in "2-Minute Guru" terms means

it works when it works and not when it

doesn't. Take, for example, the Jacob's

Ladder. When the electrodes are close

enough together there's a voltage from

the transformer, there's current between

the electrodes, and there's resistance in

the ionized air. It's roughly going to

follow Ohm's law but when the electrodes

are too far apart

there's voltage, twelve thousand Volts

between the electrodes and there's

resistance in the air but there's no

current flowing. So, this is a case where

it wouldn't follow Ohm's law. For general

circuit analysis Ohm's law works. And

it's pretty straightforward, so we use it.

For more complex and complicated

electrical systems you can use Maxwell's

equations. So, what Ohm's law really means

is that voltage is directly proportional

to both current and resistance and

current and resistance are inversely

proportional to each other. For circuit

design you can fine tune two of the

components to control the third. So I

have a very simple circuit set up with

my oscilloscope's WaveGen and a resistor. We can

see on the oscilloscope that if I increase the voltage

(channel one), then my current is

also going to increase - which is channel

two. And, likewise, if I decrease the

voltage my current is going to decrease, as shown on the oscilloscope.

Resistance is constant, so if voltage

increases current has to increase

according to Ohm's law. And if I decrease

the resistance by adding another

resistor in parallel we should see an

increase in current on the oscilloscope. We have a constant

voltage and sure enough our current has

increased proportionally to the decrease

in resistance. Let's look at a practical

example - lighting an LED. LEDs are super

current sensitive. If you drive too much

current room you're going to break the

component, it's not going to work anymore.

So, using the function generator I'm

going to apply about 5 volts DC. Right

now I'm applying 5.8 V or so.

This is going to drop about 0.7V

and I'm going to use a two hundred

ohm resistor in series with my LED to

limit the current, and this should get me

using Ohm's law about 25 mA of

current through the LED, which is enough

to make it bright enough to see by the

camera, but probably a little more than

we would normally want to drive to an

LED long-term. I'm going to plug in my resistor

and I'm going to connect my LED (long

side is positive) and let's see how much

current we're driving and it looks like

we're driving about 25 mA which is

exactly what Ohm's law tells us we

should be driving. Let's see what happens

if I remove the resistor and drive too

much current through the LED. I'm going

to turn the lights out. So I'm going to

pull the resistor out and plug in my LED.

And, since I'm current limited by my

power supply (constant current mode), I'm going to

crank this up and you can see that my

LED is now dead. It's trying to hang in

there a little bit, but driving that much

current through it killed it.

So, by practically using Ohm's law we can

make sure we don't kill our LEDs.

You didn't die in vain little LED

So, Ohm's law can be super helpful when

you're designing circuits in the real

world. And it applies to almost all of

the electronic circuits that we're using

today. That's all we have time for today

WHAT IS THE BEST GIFT TO GIVE SOMEONE? | The #AskNick Show Ep. 17 - Duration: 2:06.

It's like snow everywhere. Hey what's up

youtubers, it's nick here it's still

freezing cold. It's snowing everywhere

and the topic I wanted to talk to you

about today a question that I got is

what is the best gift you can give

someone and for me what I found is what

I called a just because gift that is

always the best one I think a lot of

people come in here especially guys out

there well we'll want to give someone

such an expensive gift we want to buy

something that's a thousand dollars and

we want the diamonds and the gold and

the all this big all these big things

but what we don't realize for our

partners for our friends for our peers

for our family the most effective one is

a just because gift out of nowhere

because there is no holidays attached to

it it's not attached to anniversary or

birthday or anything but just to show

your appreciation the fact that because

they're our lives the fact that they're

in your presence and in your company

you're grateful for that that is the

best kind of gift and it could be a

letter it could be a flower it can be

any gesture just showing your

appreciation and I feel like those are

the most effective ones so again if you

want to show red you want to show

appreciation do a "just because" gift

random out of the blue no expectation

nothing out of it. Try it out see how it

works for you and comment below tell me

what have you guys done before if you

guys got gift just because from someone

else what was it and what was your

reaction so test it out and let me know

how it goes thanks

Why Jimmy Kimmel Is Wrong On Obamacare - Duration: 3:57.

last night presenter Jimmy Kimmel spoke

of how less than two weeks ago his son was born with

a congenital heart defect almost died

It was a heart-wrenching story and I

really recommend that you go and watch the

video because he visibly chokes up while

he recounts this horrible event and

obviously we all express great sympathy

with the Kimmel family and sadness for

how close their son came to death after

delivering this monologue which left the

room silent he then started talking

about Obamacare and how President Trump

wants to repeal it and I just thought I'd

offer you my reaction to what he said he

spoke about how before 2014 if you were

born with a congenital heart defect

disease like his son was there

was a good chance you could never be

able to get health insurance because you

had a pre-existing condition now that's

a fair criticism of Trump for getting

rid of the pre-existing condition clause within

Obamacare but he's not planning on doing

that and he never was planning on doing

that in fact he said that he would leave

that clause in and allow people stay on

their parents plans until they're 25 so

I don't quite know where Kimmel was getting

this from it does sound a bit like

virtue signaling in my opinion Kimmel

went on if your baby is going to die and

it doesn't have to it shouldn't matter

how much money you make I think that's

something now whether you're a

Republican or Democrat or something else

we all agree on that right whatever your

party whatever you believe whoever you

support we need to make sure that people

who are supposed to represent us us and

people who are meeting about this right

now in Washington understand that very

clearly let's stop with the nonsense

this isn't football these are no teams

we are the team it's the United States

don't let their partisan squabbles divide us

on something every decent person wants

we need to take care of each other now

he's conflated two ideas here I agree

with the second point the idea that

America is a charitable nation and that

we are one team that we should care for

each other as he says but the fact is

that Obamacare and socialized health care

have undermined that they've gotten rid

of the church the family that originally

used to provide health care to people

and now the state does it by stealing

money off other people to pay for it so

the second part of what he said was

completely correct but how on earth

he's linked this to Obamacare a system

which has obstructed the very thing he's

promoting it confuses me quite a bit

actually and he speaks about how if your

baby is going to die it shouldn't matter

how much money you make or anything like

that the child should be protected

firstly why I say is no matter whether

the health care system is a free-market

system or a socialized healthcare system

the child will always be protected even

in completely free market systems you

never have the case where somebody dies

on the street because they have no

choice what always seems to happen is

that people choose not to get insurance

and that's mainly because they can't

afford the insurance or because they'd

rather pay out of pocket that doesn't

mean that they will die or that they won't

be treated by a doctor

it simply means that they don't want to

get insurance if you disbelieve this

then I can give you concrete proof the

fact that when Obamacare was passed he

forced people to get insurance the

individual mandate you have to get

insurance and yet a great many people

still chose not to get insurance even

though they lose money and that just

validates my point that a certain sect

population will always choose not to get

insurance just like in my country or in

or in socialized health care systems

even when the government controls health

care a certain sect of the population still

chooses not to utilize it chooses to get

dental health care not to go to the GP

GP so the argument that by trump

repealing obamacare it would mean that

children would not be treated I think is

ridiculous

before the American healthcare system

was made worse by government regulations

even then you had the case where

charities and other family members would

support each other I think that what

happened the Jimmy Kimmel his family was

absolutely horrible but I think that

Obamacare is not the savior of little

children it doesn't protect little

children and I think that the way to protect

more children if that's what you really

want to do then you've got to repeal it

and replace it with a system that

actually works

In-School Child Sex Abuse Story Is Shocking - Duration: 2:21.

Hi, my name is Kim Cullen and I am a

Florida child sex abuse attorney. I

wanted to share with our viewers a new

article, that I saw that was published by

The Associated Press over the weekend,

that deals with child sexual abuse in

our schools across America. I was shocked

to read that in a study done by the AP

over the last year, between 2011 and 2015

there were 17,000 child sex abuse events

in America's schools. This is a shocking

number to me. These were child-on-

child events, not adult-on-child events.

I also learned in the article that child-

on-child sexual abuse events in schools

are seven times more likely to happen

than adult-on-child cases. We've handled

our share of adult-on-child cases and

they're all disgusting - and they're all

very difficult to understand -but

situations where children are attacking

children, the schools still owe

the same duty of supervision to

supervise and keep children safe that

they do with adults as they do to

children. So, it's just really

surprising that there were that many

events over that period of time

involving kid-on-kid crimes. The way

the statistics break down, apparently

there are a few incidents in elementary

school, and a few incidents in high

school, but the majority of the incidents --

the biggest percentage of the incidents --

occur in middle school, which is, again,

surprising to me. I sort of thought it

would be high school. At any rate, I urge

you -- if you're interested this topic -- I

urge you to read the article. I will post

a link to the article in the information

section beneath this video on YouTube. If

you have any questions about child sex

abuse cases, or how they're handled, or

how they're dealt with in Florida, please

call me or my law partner, Robert

Hemphill, at 407-254-4901,

How 3D printing is changing the way we make (and break) smartphones - Duration: 2:08.

My name is Eric Duoss

I'm a research engineer here at Lawrence Livermore National Laboratory

I work on new additive manufacturing

or 3d printing technologies

specifically developing new materials

for those processes for a wide range of end applications.

3d printing or additive manufacturing

is really powerful

because it gives you the possibility of

controlling now very precisely

composition and structure. And often you

can do that at the micro scales or even nano scales now.

One example that we've been developing

here at Lawrence Livermore

are mechanical energy

absorbing materials.

These are things that will resist an impact.

One can think about in the context of a smart phone

drops and cracks due to drops.

Could you design a better mechanical energy

absorbing material to cushion that impact.

One of the things that we're very interested in pursuing

with three-dimensional printing

is energy storage.

For example lithium-ion batteries

for electrochemical energy storage.

This is just a mock-up and you

can start to print these active materials.

In this case you might have

the red material be a cathode, the blue material be an anode

and you can better distribute them in space

as opposed to planar stack ups

or films of active materials

which are typically what batteries are composed of.

In a normal battery

that layers are thicker

so it can store more energy but

it can't charge and discharge as quickly.

But now if you architect them in three dimensions

you can get the best of both worlds.

In traditional smartphones there are a lot

of rare earth critical materials

that often they'll end up in a landfill

There's more and more efforts to recover

those but that in and of itself causes problems.

It's very laborious

often these materials are toxic

so with carbon-based electrodes

such as these graphing aerogels

one can think about really

limiting the environmental impact

especially when it comes to smartphones

simply because its carbon and it has

very typically very benign impact to the environment.

There is increasing interest

in this emerging technology and I think

you're going to start to see

3d printed elements show up in

smart phone technology very very soon.

>>Karmen: WONDERFUL, WONDERFUL. SO IS THERE A COST TO ATTEND

THIS? >>Jeanette Hackett: NO.

IT'S FREE. >>Karmen: TO ANYBODY.

>>Jeanette Hackett: TO ANYONE. >>Karmen: SO PEOPLE CAN SIGN UP

FOR THE CLASS AND COME OR THEY CAN EVEN JUST COME TO THE EXPO

PART, RIGHT? >>Jeanette Hackett: YES,

THEY CAN. WE'RE ENCOURAGING

PREREGISTRATION. >>Karmen: PERFECT.

>>Jeanette Hackett: AND THEY CAN DO THAT THROUGH THE LINK

THROUGH Facebook. >>Karmen: Hopeexpo.org AS

WELL, RIGHT? >> hopeexpo.org, CORRECT.

>>Karmen: PERFECT, PERFECT. NOW IT'S A FULL DAY.

CAN PARTICIPANTS BRING THEIR LUNCHES OR WHAT HAPPENS

WITH THAT? >>Jeanette Hackett: LUNCH IS

BEING SUBSIDIZED, SO A BOX LUNCH WILL BE AVAILABLE.

IT'S GOT A SANDWICH, COOKIE, CHIPS, SODA, AND WE DO THAT

EVERY YEAR. AND IT'S VERY GOOD.

>>Karmen: IT IS. IT IS.

I CAN ATTEST TO THAT HAVING BEEN GOING FOR SEVERAL YEARS MYSELF.

WHAT ABOUT PEOPLE WITH CHILDREN? >>Jeanette Hackett: IT'S A FULL

DAY, AND THERE IS NO DAY CARE FOR CHILDREN.

SO WE ENCOURAGE THAT YOU MAKE OTHER ARRANGEMENTS.

>>Karmen: SURE, NO PROBLEM. SO, VANN, TELL US ABOUT THE KIND

OF INFORMATION THAT FOLKS WILL RECEIVE AT THE EXPO.

>>Vann Dennis: THE INFORMATION THAT EVERYONE WOULD RECEIVE AT

THE EXPO WILL BE GREAT INFORMATION FOR THEM TO MOVE

FORWARD INTO THE HOME-BUYING PROCESS.

THEY'LL BE PROVIDED WITH THE HOMEBUYER EDUCATION CLASS WHERE

THEY'LL RECEIVE THEIR CERTIFICATE AT THE END.

ALSO, THERE WILL BE MANY VENDORS THERE TO PROVIDE THEM WITH

INFORMATION ON THE SERVICES THAT THEY PROVIDE.

>>Karmen: SO SPEAKING OF THAT, TELL US SOME ABOUT THE

EXHIBITORS YOU'RE GOING TO HAVE THERE.

WHO CAN WE EXPECT TO SEE THERE THIS YEAR?

>>Vann Dennis: WE HAVE LOTS OF EXHIBITORS.

WE'RE LOOKING TO HAVE QUITE A FEW BANKS.

NONPROFITS SUCH AS TAMPA BAY CDC, CLEARWATER NEIGHBORHOOD

HOUSING SERVICES. SO WE'RE LOOKING FORWARD TO ALL

OF THE VENDORS THAT ARE COMING TO SET UP AND PROVIDE

INFORMATION TO OUR CLIENTS. >>Karmen: ME TOO.

>>Vann Dennis: YES. >>Karmen: I THINK WE'LL SEE SOME

REALTORS, SOME TITLE COMPANIES. >>Vann Dennis: YES.

>>Karmen: ALL SORTS OF THE TYPE OF PEOPLE THAT THESE NEW

HOMEBUYERS CAN EXPECT TO ENCOUNTER DURING THE PROCESS.

>>Vann Dennis: YES. AND WHILE THEY ARE IN THE CLASS,

THE INFORMATION WILL BE PROVIDED TO THEM ON THESE DIFFERENT AREAS

BECAUSE IT IS A PROCESS. PURCHASING A HOME CAN BE TEDIOUS

BUT ALSO FUN AS LONG AS YOU ARE GIVEN THE CORRECT INFORMATION

AND YOU REALLY LEARN ABOUT WHAT IT IS TO PURCHASE A HOME.

IT MAKES THE TRANSITION EASY FOR THE POTENTIAL HOMEBUYERS.

>>Karmen: AWESOME. HOW MUCH IS THE CLASS?

AND DO PEOPLE NEED TO REGISTER IN ADVANCE?

>>Jeanette Hackett: CLASS IS FREE.

>>Vann Dennis: CLASS IS FREE. >>Jeanette Hackett: AND WE

ENCOURAGE PREREGISTRATION. >>Vann Dennis: WE DO.

WE ENCOURAGE PREREGISTRATION. THAT MAKES IT A LOT EASIER

FOR US. >>Karmen: BECAUSE THE CLASSROOM

SIZE IS LIMITED, IF I REMEMBER RIGHT.

>>Vann Dennis: YES, IT IS LIMITED.

SO WE DO ASK THAT YOU PREREGISTER.

THAT WAY YOU'RE ASSURED A SEAT IN THE CLASS.

>>Karmen: PERFECT. NOW YOU'RE DOING ENGLISH AND

SPANISH AGAIN THIS YEAR AS WELL? >>Vann Dennis: YES.

>>Jeanette Hackett: CORRECT. >>Karmen: WONDERFUL.

SO, JEANETTE, PARTICIPANTS IN THE CLASS WILL RECEIVE THE

CERTIFICATE, WHICH WE ALREADY TALKED ABOUT.

AND WHAT IS THE IMPORTANCE OF THIS CERTIFICATE?

>>Jeanette Hackett: LIKE YOU SAID, THE CERTIFICATE IS

NECESSARY TO OBTAIN THE SPECIAL PROGRAMS THAT ARE AVAILABLE OUT

THERE AS WELL AS THE INFORMATION THAT'S PROVIDED DURING THE

COURSE IN RECEIVING THE CERTIFICATE.

I MEAN, YOU LEARN THE IMPORTANCE OF PICKING THE RIGHT PERSON TO

WORK WITH, BUDGETING FOR THE SAVINGS FOR THE DOWN PAYMENT FOR

THE HOME THAT YOU'RE PURCHASING, AS WELL AS BUDGETING FOR THE

EXPENSES THAT COME WITH THE BUYING OF A HOME.

YOU NO LONGER HAVE A LANDLORD TO CALL WHEN SOMETHING BREAKS.

>>Karmen: THAT'S RIGHT. THAT'S THE BIGGEST DIFFERENCE.

I THINK SOME PEOPLE DON'T UNDERSTAND IS, WHEN YOU OWN YOUR

HOME, YOU ARE RESPONSIBLE. >>Vann Dennis: EXACTLY.

>>Karmen: I REMEMBER WHEN I FIRST GOT INTO THESE TYPES OF

PROGRAMS, HELP SOMEBODY THROUGH, GET THEIR OWN HOME, AND ABOUT

TWO MONTHS LATER, I GET A PHONE CALL, "WELL, MY WATER HEATER

BROKE. WILL YOU COME AND FIX IT?"

I WAS LIKE, "NO, MA'AM, I'M SO SORRY, BUT THAT'S YOUR JOB NOW.

YOU OWN THE HOME." AND SHE WAS JUST BESIDE HERSELF.

I SAID, WELL, REMEMBER, IN THE CLASS, THEY TALKED ABOUT THAT

"OH, YEAH, WE DID TALK ABOUT THAT, I FORGOT."

>>Jeanette Hackett: IT'S A LOT OF INFORMATION IN AN EIGHT-HOUR

PERIOD OF TIME. >>Karmen: IT IS.

>>Jeanette Hackett: AND YOU MAY NOT GRASP EVERYTHING DURING THAT

EIGHT HOURS, BUT WHEN SOMETHING COMES UP, IT SPARKS A MEMORY.

AND THAT'S THE MOST IMPORTANT THING THAT YOU SAY, OH, YEAH, I

DID LEARN THAT AND THIS IS WHAT I'M TAKING AWAY FROM IT.

AND THE HANDOUTS THAT YOU RECEIVED DURING THE CLASS ALSO

SOMETHING TO REFERENCE BACK TO ALSO.

>>Vann Dennis: YES, DEFINITELY. >>Karmen: ANOTHER THING THAT I

ALWAYS TELL PEOPLE IS THESE CLASSES CAN BE TAKEN ONLINE,

BUT WHEN YOU'RE SITTING IN A ROOM OF PEOPLE WHO ARE JUST LIKE

YOURSELF, THIS IS YOUR FIRST TIME, YOU DON'T EVEN KNOW WHAT

QUESTIONS TO ASK BECAUSE IF YOU DON'T KNOW ABOUT SOMETHING,

HOW DO YOU KNOW WHAT TO ASK? >>Vann Dennis: EXACTLY.

>>Karmen: SO I TELL THEM THAT ALL OF THESE PEOPLE THINK OF

DIFFERENT THINGS TO ASK, THINGS YOU NEVER MAY HAVE

THOUGHT OF AND THEREBY MAKING YOU LEARN MORE.

AND THEY THINK ABOUT THAT, "WELL, YOU'RE RIGHT BECAUSE I

HAVE NO CLUE WHERE TO START. I DON'T KNOW WHAT TO DO OR

ANYTHING." I SAID, SEE.

AND IF YOU ARE FULL OF A ROOM OF PEOPLE JUST LIKE YOU, EVERY

TIME SOMEONE FEEDS YOU SOME INFORMATION, YOU'LL BE GOOD

TO GO. [ LAUGHTER ]

TAKE LOTS OF NOTES. WE SHOULD REMIND THEM TO BRING

SOMETHING TO WRITE ON AND SOMETHING TO WRITE WITH.

THAT WOULD BE GOOD, TOO. >>Vann Dennis: WE ALSO

ENCOURAGE, YOU KNOW, IF YOU HAVE QUESTIONS PRIOR TO COMING TO THE

EVENT, WRITE THOSE QUESTIONS DOWN SO THAT YOU'RE PREPARED

TO ASK THEM. THAT WAY IF THERE'S SOMETHING

THAT YOU REALLY NEED TO KNOW OR YOU DIDN'T HEAR, YOU COULD ASK

THE QUESTION AND THOSE QUESTIONS WILL BE ANSWERED FOR YOU.

>>Karmen: THAT IS A GOOD POINT. >>Jeanette Hackett: THE GREAT

THING ABOUT HAVING THE VENDORS AROUND IS THAT, IF YOU GET

NERVOUS IN THE CLASS OR SOMETHING, YOU CAN ALWAYS WALK

UP TO ONE OF THE VENDORS AND SAY, LISTEN, THIS IS A QUESTION.

I FELT SILLY, BUT THERE'S NO SILLY QUESTION.

>>Karmen: THERE ISN'T. >>Jeanette Hackett: YOU CAN ASK

MULTIPLE VENDORS THE SAME QUESTION TO SEE WHAT THEIR

RESPONSE IS, AND HOPEFULLY YOU'LL GET A BETTER

UNDERSTANDING. >>Karmen: I KNOW THAT HAPPENS A

LOT TO ME. I USUALLY LOSE MY VOICE BY NOON.

BECAUSE I'VE ALREADY TALKED SO MUCH BY NOON, YOU KNOW, I HAVE

NO VOICE LEFT. I ALWAYS BRING MY THROAT DROPS,

BUT I'M DONE BY NOON. SO THE AFTERNOON PEOPLE ARE

LIKE, "WHAT DO YOU THINK?" [ WHISPERING ] I DON'T KNOW.

[ LAUGHTER ] SO IN ADDITION TO BEING

INFORMATIONAL, THE OTHER NICE THING ABOUT THIS EVENT IS WE

MAKE IT A LITTLE BIT OF FUN. THERE'S PRIZES AND THINGS THAT

CAN BE WON. TELL US A LITTLE BIT ABOUT THAT.

>>Vann Dennis: THERE ARE LOTS AND LOTS OF PRIZES.

THERE WILL BE GIVEAWAYS THROUGHOUT THE DAY, AND,

OF COURSE, THERE'S THE BIG GRAND PRIZE AT THE VERY END

THAT'S SPONSORED BY BB&T, AND WE WANT EVERYONE TO STAY,

PARTICIPATE, HAVE A GOOD TIME, VISIT THE VENDORS.

AND LIKE WE'VE SAID BEFORE, ASK THE QUESTIONS THAT YOU HAVE

SO THAT YOU'LL HAVE A GREAT UNDERSTANDING OF THAT PROCESS

THAT YOU'RE ABOUT TO BEGIN. PURCHASING A HOME IS A BIG JOY,

AND IT SHOULDN'T BE ALL TEDIOUS FOR THE INDIVIDUAL.

IT SHOULD BE A FUN AND EXCITING EVENT BECAUSE THAT'S ONE OF YOUR

BIG LIFE TASKS THAT YOU DO. SO WE JUST SAY, COME IN, HAVE A

GOOD TIME, VISIT THE VENDORS. YOU GET YOUR CARD STAMPED.

YOU CAN ALWAYS WIN ONE OF THOSE DOOR PRIZES.

SO WE WANT TO MAKE IT NOT ONLY JUST INFORMATIONAL BUT ALSO FUN

SO THAT YOU CAN TAKE SOMETHING HOME.

BECAUSE IF IT'S FUN, YOU HAVE A BETTER --

>>Karmen: RETENTION. >>Vann Dennis: -- RETENTION OF

THAT INFORMATION. >>Karmen: EXACTLY.

I AGREE. I THINK THAT'S AWESOME.

NOW, JEANETTE, YOU'VE BEEN IN THE LENDING BUSINESS FOR A

NUMBER OF YEARS AND CERTAINLY SEEN A LOT OF CHANGES.

WHAT CAN TODAY'S HOMEBUYERS EXPECT WHEN THEY MEET WITH A

MORTGAGE LENDER? >>Jeanette Hackett: WELL,

THERE'S A LOT MORE INFORMATION NOW, AND LENDING HAS CHANGED

SO MUCH. >>Vann Dennis: YES, IT HAS.

>>Jeanette Hackett: WE'VE BECOME VERY INTRUSIVE.

[ LAUGHTER ] >>Karmen: THAT'S A GOOD WORD.

>>Jeanette Hackett: AND DOCUMENT HEAVY.

SO THEY'LL WANT TO KNOW THE TRAIL OF THE MONEY COMING INTO

THE TRANSACTION. THEY WILL BE REVIEWING

BANK ACCOUNTS. THEY'LL NEED, IN MOST CASES,

THREE YEARS OF TAX RETURNS. SOME CITY-COUNTY PROGRAMS,

THEY'LL BE LOOKING FOR SIX MONTHS OF BANK STATEMENTS.

SO IT'S GOOD NOW TO HAVE ALL THAT INFORMATION TOGETHER AND

PUT TOGETHER WHAT I CALL A MORTGAGE RESUM.

IT'S KIND OF A -- JUST A RESUM OF YOUR 24 MONTHS OF RESIDENCE

HISTORY, INCLUDING LANDLORD INFORMATION, 24 MONTHS OF WORK

HISTORY. YOUR ASSET INFORMATION.

IF YOU HAVE A 401(K), INQUIRE WHAT YOU HAVE IN THERE

AND IF YOU HAVE THE ABILITY TO DRAW ANY FUNDS OUT TO HELP YOU

WITH DOWN PAYMENT. GIFTS ARE ACCEPTABLE.

GET EVERYTHING IN LINE SO THAT YOU HAVE YOUR FOLDER TOGETHER SO

THAT YOU'RE NOT ALL OF A SUDDEN IN CONTRACT AND YOU'RE GRASPING

FOR THINGS, CALLING THE IRS, YOU KNOW, TRYING TO GET TAX

TRANSCRIPTS AND SUCH. SO IT'S ALWAYS GOOD TO HAVE THE

INFORMATION BEFORE IN A MORTGAGE FOLDER.

>>Karmen: AND THAT'S WHAT I USED TO TELL PEOPLE.

I HAD MY MORTGAGE COMPANY FOR SEVERAL YEARS, AND I USED TO

TELL THEM BEFOREHAND, YOU KNOW, BEFORE WE MEET FOR THE FIRST

TIME, HERE'S YOUR LIST OF THINGS THAT I WANT YOU TO BRING WITH

YOU AND HAVE THIS ALL PUT TOGETHER AND, AS WE GO THROUGH

THIS PROCESS, KEEP IT UPDATED, BECAUSE UNTIL YOU FIND A HOUSE,

THIS IS A ROLLING THREE MONTHS. SO IF IT TAKES YOU ONE MONTH,

TWO MONTHS, THREE MONTHS, WE HAVE TO KEEP ALL THIS

INFORMATION CURRENT AND UP TO DATE.

I USED TO FEEL SORRY FOR PEOPLE KIND OF LOOKING AT YOU WITH THE

BIG EYES GOING, "WHAT? KEEP WHAT?"

BUT THAT'S WHAT THIS CLASS IS GOING TO HELP TEACH THEM.

>>Jeanette Hackett: AND ANOTHER THING IS, IF YOU DO HAVE MONEY

AT THE HOUSE BECAUSE SOME PEOPLE -- PEOPLE SAVE MONEY

DIFFERENTLY. BUT IF YOU HAVE CASH AND YOU'RE

LOOKING TO BUY A HOME IN THE NEXT SIX MONTHS TO A YEAR,

DEPOSIT IT INTO THE BANK, BECAUSE FOR THESE PROGRAMS,

CASH IS NOT ACCEPTABLE. BECAUSE IF YOU CAN'T TRACK WHERE

THE MONEY CAME FROM, THEN YOU CAN'T USE IT IN THE TRANSACTION.

SO YOU'RE TRUSTING THE BANKING AND THE SYSTEM, SO YOU NEED TO

PUT THE MONEY IN THE BANK. >>Karmen: AND YOU CANNOT BRING

CASH TO THE CLOSING TABLE EITHER.

IT'S GOT TO BE A CASHIER'S CHECK.

>>Jeanette Hackett: RIGHT. >>Vann Dennis: CORRECT.

>>Karmen: YEP. SO, VANN, IN SOME CASES,

FOLKS NEED A LITTLE HELP WITH BUDGETING.

DOES THE HOMEBUYER EDUCATION CLASS OFFER TIPS ON PREPARING

AND LIVING WITHIN A BUDGET? >>Vann Dennis: YES, IT DOES,

AND THAT'S ONE OF THE BIG THINGS THAT I'M REALLY GLAD IS INCLUDED

BECAUSE BUDGETING IS A VERY BIG PART OF PURCHASING A HOME.

YOU NEED TO KNOW HOW, WHERE, WHEN THINGS NEED TO BE PAID.

AND I ALWAYS TELL PEOPLE WHEN I'M DOING THE COUNSELING,

YOU NEED TO HAVE AN ACCOUNT FOR WHAT I CALL YOUR RAINY DAY

NEEDS. YOU ALSO NEED TO HAVE AN ACCOUNT

FOR YOUR EVERYDAY MAINTENANCE. YOU NEVER KNOW WHEN SOMETHING IS

GOING TO BREAK IN YOUR HOME. SO YOU SHOULD HAVE THOSE

ACCOUNTS SET UP SO THAT YOU'RE NOT STRUGGLING IF THE WATER

HEATER BREAKS OR, GOD FORBID, THE AC GOES OUT BECAUSE THAT'S

NOT A HUNDRED-DOLLAR JOB. WE'RE TALKING THOUSANDS.

SO IT'S GOOD TO START EVEN BEFORE YOU BEGIN THE PROCESS,

PUT THOSE DOLLARS AWAY BECAUSE YOU'RE DEFINITELY GOING TO NEED

THEM. >>Jeanette Hackett: I TRY TO

MAKE IT FUN. I CALL THAT HOUSEHOLD FUND MY

BAD MONEY -- [ LAUGHTER ]

>>Vann Dennis: YES. THAT IS A SIGNIFICANT PART OF

THE COURSE. SO PEOPLE CAN DEFINITELY TAKE

HOME WITH THEM SOME TIPS ON WHAT TO DO TO BUDGET AND PREPARE FOR

HOME OWNERSHIP. >>Karmen: THAT IS SUCH A

GOOD POINT. BUDGETING IS HUGE.

I ALWAYS TELL PEOPLE, JUST BECAUSE YOUR LENDER APPROVES YOU

FOR X AMOUNT OF HOME, REMEMBER TWO THINGS.

WHILE YOUR PAYMENT STAYS FIXED, YOUR ESCROWS FOR INSURANCE AND

TAXES WILL ALWAYS INCREASE. >>Vann Dennis: YES.

>>Karmen: SO EVERY YEAR YOUR ENTIRE PAYMENT THAT YOU'RE

PAYING WILL GO UP. SO MAKE SURE YOU HAVE THAT

BUDGETED. BECAUSE AS WE'VE SEEN OVER

THE PAST EIGHT TO TEN YEARS, OUR INCOMES ARE NOT ALWAYS

GOING UP EVERY YEAR. >>Vann Dennis: BUT YOUR TAXES

AND INSURANCE ARE. >>Karmen: YES, THEY ARE.

THEY ARE. >>Jeanette Hackett: IT'S ALWAYS

GOOD TO HAVE THAT DISCUSSION WITH YOUR LENDER.

>>Karmen: I KNOW YOU ACTUALLY DO VERY WELL WITH THAT WHEN YOU'RE

TALKING TO YOUR PEOPLE. I'M JUST TEASING YOU, JEANETTE.

[ LAUGHTER ] SO, VANN, WE ALL KNOW HOW

IMPORTANT GOOD CREDIT IS WHEN BUYING A HOME OR FOR ANYTHING,

FOR THAT MATTER. SO WHAT ADVICE DO YOU HAVE FOR

PEOPLE WHO HAVE HAD SOME CREDIT CHALLENGES, AND HOW CAN

CLEARWATER NEIGHBORHOOD HOUSING SERVICES HELP?

>>Vann Dennis: CLEARWATER NEIGHBORHOOD HOUSING SERVICES

HAS A HOUSING COUNSELING PROGRAM, AND WE CAN ASSIST

WITH YOUR BUDGET. AND IF YOU ARE CREDIT

CHALLENGED, WE DEFINITELY CAN SIT DOWN WITH YOU, REVIEW YOUR

CREDIT, AND GIVE YOU SOME TIPS AND OPTIONS ON HOW TO FIX THOSE

ISSUES. I'D LIKE TO TELL PEOPLE, YES,

YOU MAY HAVE BAD CREDIT TODAY, BUT IF YOU WORK HARD AND IF YOU

STAY DILIGENT TO THE TASK AND YOUR DREAM, YOU CAN FIX THOSE

ISSUES AND PURCHASE A HOME AT SOME POINT.

>>Karmen: YOU WORK SIDE BY SIDE WITH THEM RIGHT THROUGH THE

WHOLE PROCESS, RIGHT? >>Vann Dennis: YES.

YES, I DO. >>Karmen: HOW MUCH DO YOU CHARGE

THEM FOR THIS SERVICE? >>Vann Dennis: FOR A SINGLE

PERSON, $25, AND THAT'S JUST ONE FEE IF I HAVE TO SEE YOU ONE

TIME OR 50 TIMES. >>Karmen: ISN'T THAT MORE JUST

TO PULL THE CREDIT? >>Vann Dennis: THAT IS JUST FOR

PULLING THE CREDIT. >>Karmen: SO THE ACTUAL

COUNSELING AND THE HELP THROUGH THE PROCESS IS FREE.

>>Vann Dennis: YES, IT IS. AND IF YOU ARE A COUPLE,

WE CHARGE $35. WE TRY TO KEEP IT AT A MINIMAL

COST BECAUSE, AGAIN, THAT'S A DOLLAR ITEM YOU'VE GOT TO SPEND,

AND WE WANT TO TEACH YOU HOW TO SAVE YOUR MONEY AND DEFINITELY

START PUTTING ASIDE YOUR DOLLARS FOR PURCHASING YOUR HOME.

THAT IS THE AMERICAN DREAM. AND IF YOU ARE CREDIT

CHALLENGED, DEFINITELY GIVE US A CALL AND LET US HELP YOU WORK

THROUGH IT. BECAUSE HOMEOWNERSHIP IS

POSSIBLE FOR EVERYONE THAT WANTS TO PURCHASE A HOME AND HAVE THE

MIND-SET TO DO WHAT IT TAKES TO GET TO THAT POINT.

>>Karmen: THAT'S RIGHT. THAT IS.

NOW, ANOTHER QUESTION FOR YOU, JEANETTE.

WHAT IF SOMEBODY DOESN'T HAVE A CREDIT HISTORY, WHAT DO WE DO

WITH THEM? >>Jeanette Hackett: WELL, THAT'S

ONE THING THAT THEY'LL LEARN IN THE CLASS, HOW TO BUILD

A CREDIT HISTORY. HOW TO BUILD ONE SMARTLY.

>>Karmen: SMARTLY. THAT'S THE WORD.

[ LAUGHTER ] SO WHAT'S THE RULE OF THUMB IN

DETERMINING HOW MUCH OF A HOME YOU CAN AFFORD?

>>Jeanette Hackett: WELL, DEBT TO INCOME IS HOW MUCH INCOME

THAT YOU HAVE COMING INTO THE HOUSE VERSUS HOW MUCH YOU'RE

PAYING OUT IN DEBTS. BASICALLY, THEY WANT YOU TO

HAVE -- SOME OF THE PROGRAMS ARE DIFFERENT.

THE STATE PROGRAMS WANT YOU TO HAVE 45% -- NO MORE THAN 45% OF

YOUR OBLIGATIONS OUT TOWARDS HOUSE, WHICH INCLUDES PRINCIPAL,

INTEREST, TAXES, INSURANCE, AND MORTGAGE INSURANCE AS WELL

AS ANY OTHER DEBTS THAT YOU HAVE OUT THERE.

SO ALTHOUGH IT'S GOOD TO HAVE A WELL-ROUNDED CREDIT HISTORY,

IF YOU'RE LOOKING TO BUY A HOUSE, DON'T BUY A CAR BECAUSE

YOU'LL HAVE AN OPPORTUNITY TO BUY A CAR IN THE FUTURE,

BUT CONCENTRATE ON THE FOCUS OF BUYING A HOUSE FIRST.

THERE HAVE BEEN INSTANCES WHERE CUSTOMERS HAVE BOUGHT A CAR

DURING THE PROCESS, AND IT CUT BACK ON THE HOUSE THAT THEY

COULD AFFORD. THE OTHER GOOD THING IS DURING

THESE COURSES, THEY DO SHOW YOU HOW TO DETERMINE ON A BUDGET HOW

MUCH YOU CAN AFFORD. >>Karmen: GOOD.

>>Jeanette Hackett: BUT THE BIGGEST THING I ALWAYS TALK TO

MY CUSTOMERS ABOUT IS, IN YOUR MIND, HOW MUCH DO YOU NOT WANT

TO PAY ANY MORE THAN WHAT DOLLAR AMOUNT FOR A MORTGAGE PAYMENT?

BECAUSE, ALTHOUGH WE'RE LOOKING AT PAPER AND COMPUTER, WE'RE NOT

LOOKING AT SOCCER, GOING OUT TO DINNER, GOING TO THE MOVIES.

YOU KNOW, BEING ABLE TO LIVE. >>Karmen: YEAH, DON'T MAKE

YOURSELF HOUSE POOR. >>Jeanette Hackett: DON'T MAKE

YOURSELF HOUSE POOR BECAUSE THEN YOU'LL BE --

>>Vann Dennis: YOU'LL BE MISERABLE.

>>Jeanette Hackett: YEAH, AND THE HOUSE WON'T BE A HAPPY

PLACE. >>Karmen: THAT'S RIGHT.

WE'VE GOT TO HAVE THE HOUSE A HAPPY PLACE.

THAT'S THE MOST IMPORTANT THING. >>Vann Dennis: AND YOU

DEFINITELY WANT TO MAKE SURE THAT YOU'RE NOT HOUSE POOR

BECAUSE, LIKE YOU SAY, YOU HAVE TO LIVE.

AND WHEN YOU GO ABOVE YOUR MEANS, YOU END UP INTO THAT

PLACE WHERE WE DON'T LIKE TO TALK ABOUT MUCH,

AND THAT'S FORECLOSURE. SO PURCHASE A HOUSE THAT'S

WITHIN YOUR MEANS, AND YOU'RE GOING TO LOVE BEING THERE,

NOT HATE. "OH, MY GOSH, I JUST BOUGHT A

HOME THAT I CAN'T AFFORD." >>Karmen: THAT'S IT EXACTLY.

THERE'S NOTHING WORSE THAN FINDING IT, GETTING IT, AND THEN

HAVING TO WALK AWAY FROM IT. >>Vann Dennis: EXACTLY.

>>Karmen: THAT'S JUST -- THAT'S NOT WORTH IT.

THAT'S NOT WORTH IT AT ALL. SO WHAT ADVICE WOULD YOU TWO

HAVE FOR SOMEONE WHO'S CONSIDERING HOMEOWNERSHIP TODAY

THAT MAYBE WE HAVEN'T TOUCHED ON YET?

>>Jeanette Hackett: BE AWARE OF THE PROGRAMS THAT ARE OUT THERE

SUCH AS THE FIRST-TIME HOMEBUYERS EVENT,

CLEARWATER NEIGHBORHOOD HOUSING, HOUSING FINANCE AUTHORITY, AND

KNOW THAT, YOU KNOW, WE ARE ALL HERE TO HELP YOU REACH THAT

DREAM. AN OLD MANAGER OF MINE TOLD ME

ONE DAY TO, YOU KNOW, TAKE THE DREAM AND FOCUS ON A PICTURE.

TAKE A PICTURE OF A HOUSE AND PUT IT IN THE CENTER PORTION OF

THE HOUSE, AND THAT COULD BE EVERYONE IN THE HOUSE'S FOCUS SO

THAT WHEN YOU'RE THINKING ABOUT MAYBE DOING SOMETHING, SOMETHING

EXTRA, SAY, WELL, NHH, NO, LET'S NOT DO THAT.

LET'S PUT IT INTO THE HOUSE FUND.

YOU KNOW, SAVING FOR THE HOUSE IS JUST SO BIG OF A DREAM.

>>Vann Dennis: YES, IT IS. >>Jeanette Hackett: AND IT'S

SUCH A GOOD FEELING WHEN YOU MOVE IN THERE AND YOU'RE NOT

WORRIED ABOUT PUTTING A NAIL IN THE WALL.

>>Karmen: THAT'S IT. AND SPEAKING OF THAT FOCUS AND

AFFORDING IT, I ALWAYS TELL PEOPLE, TOO, THAT EVEN THOUGH

YOU MIGHT GET HELP THROUGH PROGRAMS SUCH AS OURS FOR THE

DOWN PAYMENT AND CLOSING COSTS, MOVING IS EXPENSIVE.

SO YOU STILL HAVE TO MAKE SURE YOU HAVE SOME MONEY IN SAVINGS.

PLUS EVERYBODY WANTS TO BUY NEW THINGS FOR THE NEW HOUSE.

AND SO THAT COMES INTO THAT BUDGETING THING.

THERE'S A LOT TO THINK ABOUT, AND I THINK PEOPLE A LOT OF

TIMES JUST DON'T EVEN THINK ABOUT THAT WHEN THEY'RE MOVING

FROM AN APARTMENT TO AN APARTMENT AND HOW EXTRA

EXPENSIVE EVEN JUST THAT IS. >>Jeanette Hackett: THEY NEED TO

REMEMBER THAT HOUSES EVOLVE. YOU KNOW, I COULDN'T -- WELL, WE

DID OUR KITCHEN 15 YEARS AGO, AND WE'RE ABOUT READY TO DO THE

KITCHEN AGAIN BECAUSE OUR TASTE HAS CHANGED AND THE APPLIANCES

NEED TO BE REPLACED AND EVERYTHING.

SO DON'T TRY TO DO EVERYTHING AT ONCE.

YOU KNOW, AFTER YOU PURCHASE, YOU'VE GOT YOUR BUDGETING DOWN

WHEN YOU'RE TRYING TO PURCHASE. SO AFTER YOU PURCHASE,

KEEP THAT BUDGETING IN PLACE. LEARN HOW TO DO CERTAIN

THINGS YOURSELF. HOME DEPOT AND LOWE'S

HAVE DIFFERENT -- >>Karmen: DO-IT-YOURSELF

CLASSES. >>Jeanette Hackett:

DO-IT-YOURSELF CLASSES. GOING TO THESE PROGRAMS AND

THESE CLASSES OVER THE YEARS, I'VE LEARNED THAT THERE ARE

COMPANIES OUT THERE THAT WILL TEACH YOU HOW TO PUT ON A

METAL ROOF. I DIDN'T KNOW THAT.

[ LAUGHTER ] YOU KNOW, BUT THERE'S SO MUCH

TAKEAWAY FROM THESE CLASSES. AND THE MORE AND MORE THAT I GO

TO THEM THROUGH THE YEARS, THE MORE I TAKE BACK.

>>Karmen: EXACTLY. >>Jeanette Hackett: SO I THINK

IT'S FABULOUS. AND THEY DON'T GO AWAY AFTER

YOU BUY. THERE'S ALWAYS SOMETHING --

SOMEBODY THAT YOU CAN CALL AND ASK A QUESTION TO.

>>Karmen: I ALWAYS TEASED MY HUSBAND FOR YEARS AND YEARS AND

YEARS, AND WE'VE CALLED OUR HOUSES FOREVER HOBBY HUTS

BECAUSE WE ALWAYS -- WE ALWAYS ARE DOING SOMETHING TO THEM.

I DON'T CARE WHETHER IT'S THE YARD OR THE INSIDE OR WHATEVER,

IT'S NEVER ENDING. PEOPLE LAUGH AT ME SOMETIMES

BECAUSE FOR SEVERAL YEARS NOW, WE'VE KIND OF FOREGONE VACATIONS

BECAUSE WE DID HAVE A LOT WE WANTED TO FINISH IN THE HOUSE.

BUT NOW WHEN I GO HOME AT NIGHT AND I WALK AROUND THE HOUSE AND

THE YARD, IT'S LIKE, THIS WAS WORTH IT.

YOU KNOW, THIS IS REALLY WORTH IT.

AND THIS YEAR WE'RE GOING ON VACATION.

[ LAUGHTER ] >>Vann Dennis: GOOD.

>>Jeanette Hackett: YAY. >>Karmen: SO THAT'S KIND OF

EXCITING. SO ONE MORE TIME I WANT TO JUST

GIVE OUT ALL THE CONTACT INFORMATION FOR THE

H.O.P.E. EXPO. YOU MENTIONED SOMETHING ABOUT

Facebook ALSO? >>Vann Dennis: YES.

OUR H.O.P.E. EXPO Facebook PAGE IS ACCESSIBLE.

IF YOU JUST TYPE IN H.O.P.E. EXPO, IT WILL COME UP.

IT'S LOADED WITH INFORMATION. ALSO, WE HAVE OUR WEBSITE,

WHICH IS hopeexpo.org. AND YOU CAN ALSO REGISTER ON THE

WEBSITE AND GAIN A LOT OF INFORMATION PRIOR TO COMING

TO THE EVENT. AND CHECK OUT BOTH THE

Facebook PAGE AND OUR WEBSITE. YOU WON'T BE DISAPPOINTED.

>>Karmen: WONDERFUL, WONDERFUL. >>Jeanette Hackett: AGAIN,

WE ENCOURAGE PREREGISTRATION BECAUSE THERE'S ONLY

SO MUCH ROOM. >>Karmen: WELL, THERE'S ONLY SO

MUCH ROOM AND YOU NEED TO KNOW HOW MANY -- I MEAN, THERE'S --

PEOPLE HAVE NO IDEA HOW MUCH INFORMATION THEY ARE GOING TO BE

GETTING, NOT ONLY JUST IN THIS CLASS, BUT ALSO FROM THE

VENDORS. >>Vann Dennis: EXACTLY.

>>Karmen: SO YOU GUYS NEED TO MAKE SURE FROM THE ORGANIZING

COMMITTEE STANDPOINT THAT YOU HAVE ENOUGH SUPPLIES ON HAND

TO GIVE EVERYBODY. >>Vann Dennis: YES.

>>Karmen: I KNOW AS A VENDOR MYSELF WHO IS GOING TO BE THERE,

I'M ALWAYS BEGGING YOU GUYS NEAR THE END, OKAY, WE'RE RUNNING

FULL CLASSES ON BOTH. I WANT TO MAKE SURE I'VE GOT

ENOUGH STUFF THERE MYSELF FOR PEOPLE.

THAT'S KIND OF A BIG THING. >>Vann Dennis: YES.

>>Karmen: AND WE'VE ALWAYS HAD A FULL HOUSE OVER THE YEARS.

ALWAYS. I DON'T THINK WE'VE EVER NOT

FILLED THAT PLACE UP. >>Vann Dennis: RIGHT.

>>Karmen: IT'S SUCH A -- I JUST LOVE THIS EVENT.

I'VE BEEN GOING TO IT NOW -- I WANT TO SAY PROBABLY CLOSE TO

EIGHT, MAYBE NINE YEARS. I CAN'T REMEMBER.

IT'S BEEN A LONG TIME. >>Vann Dennis: WOW.

>>Karmen: IT'S WHEN I FIRST STARTED WITH THE COUNTY.

THAT'S THE FIRST TIME I WENT. SO IT'S FUN.

>>Vann Dennis: IT IS FUN, AND IT'S A GREAT EVENT.

SO WE TELL EVERYBODY RIGHT NOW, MARK YOUR CALENDAR.

SATURDAY, JUNE 10, 2017, PLEASE COME AND VISIT US AND COME

EXPECTING TO RECEIVE SOME GREAT INFORMATION SO THAT WE CAN HELP

YOU REACH YOUR DREAM OF PURCHASING THAT NEW HOME.

>>Karmen: AND ASK A LOT OF QUESTIONS.

>>Vann Dennis: YES. >>Karmen: THINK OF EVERYTHING

YOU DON'T KNOW ABOUT OWNING A HOME AND WRITE IT DOWN AND BRING

IT BECAUSE THERE WILL BE SOMEBODY THERE WHO CAN ANSWER

YOUR QUESTION, GUARANTEED. >>Vann Dennis: THAT IS A

GUARANTEE, YES. [ LAUGHTER ]

>>Karmen: ALL RIGHT. WELL, WE ONLY HAVE A COUPLE OF

MINUTES LEFT TO WRAP UP TODAY'S SHOW.

I'D LIKE TO THANK OUR GUESTS, JEANETTE HACKETT WITH BB&T AND
